Job Summary: The Project Analyst is responsible for supporting UPholdings development and ownership activities as a member of the Development Team.
Duties & Responsibilities:
• Site search and program scoring analysis for potential project locations.
• Zone analysis and applications for rezoning and variances.
• Research public and private funding opportunities for the development and operations of affordable housing.
• Analyze financial feasibility, including real estate pro forma modeling and development cost research.
• Complete application of materials for competitive funding sources, requests for proposals/qualifications for fund or partnership opportunities, and research to identify potential funds.
• Schedule and participate in meetings with development partners, local government agencies, and project vendors.
• Assist in creating pre-development budgets for pre-development funding for early project phases.
• Support the Project Manager during the acquisition, design, and community engagement components of projects.
• Collaborate with different departments to ensure seamless transitions at each phase of the development process.
• Assist in keeping assigned projects on schedule to ensure application completeness and threshold achievement.
• Review and prepare analysis of financial health and existing agreements for operational projects
• Create analyses of loan, regulatory and partnership agreements for asset resolution
• Support funding applications for operational projects seeking additional capital or operational funding, or debt refinancing
• Assist funding applications for social services grants and drafting of partnership agreements to support the full funding of on-site social services at UPholdings developments
• Administration of funding draws
• Create presentations or similar material to support UPholdings’ community engagement and business development

· Excellent communication and interpersonal skills to liaise with various stakeholders and work with project partners.
· Strong problem-solving skills and ability to think critically to find solutions to complex issues.
· Detail-oriented and ability to manage financial aspects of projects.
· Flexibility and willingness to travel for project site visits and meetings as needed.
· Proficiency in computer software including Microsoft Office and project management software.
Education & Experience:
· High School Diploma or equivalent required. Bachelor's degree in a related field preferred.
· Minimum of 2 years experience in a related field.
· Must have a valid driver’s license, insurance, maintain a clean driving record, and the ability to travel as needed.
Physical Demands:
· Sitting for extended periods of time in front of a computer and on the phone.
· Walking and standing to visit different properties and attend meetings.
· Lifting and carrying files, documents, and supplies weighing up to 20 pounds.
· Occasional travel to various locations, which may involve sitting for extended periods of time during travel.
