Under the direction of the Director of Property Operations, this Community Manager is responsible for the overall operation of AVi at Olde Town, a 100-unit LIHTC property serving a mix of populations, including special populations housed with Project-Based Vouchers. The Community Manager will be responsible for the day-to-day implementation of policies, procedures and programs that will assure a well-managed, well-maintained building within established management operating and fiscal policies, and assuring compliance with all regulatory agencies and investors. This includes developing within the project a supportive environment for all residents, assuring the project's sound fiscal management, maintaining an acceptable occupancy level, maintaining a clean, well-maintained building and grounds, and managing the onsite staff and their duties.

The Community Manager must relate well to people and must exercise good judgment and discretion in dealing with residents, partners, visitors, vendors, and staff. Must provide leadership in developing a healthy community for the residents, service providers, staff and visitors to the property. Must be compassionate and caring while ensuring rules and regulations are followed.

AVi at Olde Town will serve families ranging from 30% AMI to 70% AMI. There will be units set aside for youth transitioning out of foster care, in partnership with Jeffco CASA, and homeless Veterans, in partnership with the VA Medical Center. 




· Schedules/coordinates routine maintenance, janitorial work, pest control and completes regular follow-up inspections.

· Walks the property daily, checks for any repairs that may be needed.

· Works closely with Case Managers to document and resolve resident issues.

· Constantly performs inspections of the property to ensure that property is being properly maintained, that mechanical devices are in working order, and that the environment is safe and attractive.

· Performs frequent inspections of common areas.

· Performs frequent inspections of units and follows up with housekeeping letters, preparation of work orders and maintenance charge-backs to residents.

· Ensures all vacant apartment turnover procedures are followed, and that turnovers are accomplished in a time frame consistent with company standards and the property's budgetary goals and limitations.

· Collects rent and ensures delinquencies are processed appropriately.

· Ensures leasing and turnover objectives are met. 

· May show units and meet with potential residents.

· Performs annual recertifications and initial leasing in compliance with LIHTC guidelines. 

· Works with FRH’s Housing Choice Voucher team to ensure full compliance with Project Based Voucher regulations. 


· High School graduate or GED, Bachelor's Degree preferred

· 2 years experience in managing LIHTC/TCAC, HOME and other special funding requirements

· 2 years experience in management, training and evaluation with Tax Credit Properties

· 1-year experience working with YARDI preferred (says preferred under Experience section)

· Thorough knowledge of Microsoft Office Suite

· Ability to add, subtract, multiply and divide, compute ratios and percentages

· Ability to solve financial, maintenance and people problems logically and creatively with minimal supervision or direction

· Excellent communication and customer service skills with strong attention to detail

· Ability to diffuse conflicts before they escalate

· Demonstrated integrity on a professional level

· Ability to handle a large number of projects at once and shifting priorities in a fast-paced environment

· Bilingual in English and Spanish a plus, but not required


· Yardi: 1 year (Preferred)

· Property Management: 2 years (Required)


· Driver's License

Salary Description
$28 to $30 an hour
