Incentives: $2,000 paid out in increments after hire at the 90 day - 6 Month - 1 Year

Job Summary:

The Senior Maintenance Technician-Roving Services is responsible for routine and emergency maintenance activities required to protect the physical integrity and safety of the building structure, systems, and property. This position operates the company service vehicle and drives to local Community Roots Housing properties making necessary repairs in apartments and common areas.


Requirements

Duties and Responsibilities:

  • Apply skilled facilities maintenance experience to resolve issues at various Community Roots Housing apartment communities. 
  • Coordinate with Maintenance Manager and other team members as necessary in the efficient and proper maintenance of the property. 
  • Serve as a team lead, plan & schedule repairs, coach maintenance technicians 

and communicate required actions. 

  • Perform tasks in a self-directed manner with minimal supervision.
  • Troubleshoot building systems, make repairs, and manage vendor repairs as needed.
  • Maintain quality of building systems and components to ensure industry standard. 
  • Ensure that equipment, tools, motor vehicles, are maintained and in good working order.
  • Be knowledgeable of and operate within the provisions of Seattle and Washington State Landlord Tenant & Fair Housing laws, and ADA regulations.
  • Respond to building emergencies, initiate required actions, and follow emergency procedures.
  • Share on-call duties after-hours with other maintenance team members.
  • Must be able to arrive on site within one hour of the emergency notification.
  • Report all maintenance items and issues to Managers in a timely manner. 
  • Assist with annual inspections of units and common areas.
  • Maintain professional appearance and comply with provided uniform.
  • Attend scheduled meetings and complete assigned trainings. 
  • Take active role in your training, goals, and development needs.
  • Other duties as assigned.



Minimum Qualifications:

  •  4+ years of skilled experience working as an Apartment Maintenance Technician or in a related field with comparable work experience.
  • General experience and ability to perform troubleshooting and repairs in plumbing, electrical, carpentry, mechanical/HVAC, appliance repair, building hardware/lock systems, wall repair and painting.
  • Customer service skills and professionalism are a key function.
  • Experience completing assigned tasks efficiently and within time limits.
  • Able to complete strenuous work and prepare for all weather conditions.
  • Intermediate computer skills required including email, MS Word and MS Excel.
  • Ability to organize time efficiently, prioritize tasks and handle interruptions and perform tasks in a self-directed manner.
  • Ability to follow instructions accurately and to problem solve effectively.
  • Ability to keep accurate records and perform basic mathematical computations.
  • Ability to work effectively with people of diverse personalities, cultures and communication styles.
  • Ability to speak, read and write standard business English. Access to reliable transportation and be able to respond promptly when on-call. 
  • Operate and manage a company service vehicle.
  • Valid Washington State drivers license and a clear drivers abstract is required for this position.


Preferred Qualifications:

Advanced facilities repair & maintenance knowledge. 

Team lead or supervisory experience.

Physical Demands:

Ability to perform the following essential physical requirements: Constant - hearing, seeing. Frequent- standing, walking on a variety of surface, driving, lifting and carrying up to 10 pounds, climbing stairs, reaching (from knees to shoulders), repetitive hand motion, handling/grasping, fine finger manipulation, talking. Occasional - sitting, lifting and carrying up to 50 pounds, pushing/pulling, climbing ladders, working at heights, bending at the waist, twisting at the waist, crouching, kneeling/squatting, reaching (below knees and above shoulders), repetitive arm motion, using foot controls. Seldom - crawling, lifting and carrying up to 60 pounds
