Maintenance Worker
Description

SUMMARY OF JOB: Maintenance worker performs routine and extensive preventative maintenance and repair procedures on buildings, mechanical equipment and utility systems.


DAILY DUTIES:


  1. Ensures that all activities conform to Trexcon policies and procedures.
  2. Communicate effectively and appropriately with all staff members.
  3. React to change productively and handle other tasks as assigned. Remains flexible in daily routine.
  4. Support the mission statement of Trexcon.
  5. Must have a valid Missouri Driver’s license.
  6. Performs minor and major repair of all building and equipment. (Major repairs are performed under the supervision of licensed maintenance workers.)
  7. Performs preventive maintenance procedures on building mechanical equipment on a scheduled basis; inspects belts, checks fluid levels, replaces filters, greases bearings, seals, etc.; repairs or replaces broken parts.
  8. Replaces broken windows; repairs doors, door locks and closets; installs window blinds.
  9. Completes daily, weekly and monthly checklists on building equipment maintenance procedures and maintains records of scheduled maintenance procedures.
  10. May operate a computer which controls and monitors mechanical equipment and utility systems.
  11. Installs electrical wiring and equipment; new electrical services, wiring during remodeling projects; replaces and repairs wiring as needed.
  12. Repairs electrical equipment and control circuits; replaces faulty electrical switches; repairs refrigeration equipment.
  13. May repair electrical locks and control panels to maintain building security.
  14. May install computer cable.
  15. Responds to emergency maintenance requests as required.
  16. Assists with the renovation/remodeling of buildings; repairs plaster and drywall; paints building structures.
  17. Maintains records of scheduled maintenance procedures.
  18. Performs outside custodial duties such as snow removal as required.
  19. May obtain estimates for supplies, repair parts; orders parts as needed.
  20. Maintain a working relationship with all management staff.
  21. Any other duties as requested by supervisor.



Requirements

PHYSICAL REQUIREMENTS OF THE POSITION:


  1. Requires prolonged standing.
  2. Requires physical exertion to manually move, lift at least 100 lbs., carry, pull, or push heavy objects or materials.
  3. Occasionally required to lift 50 to 100 lbs.
  4. Frequently required to stoop, bend, reach and climb ladders or step stools.
  5. Requires travel.
  6. Occasionally required to sit.
  7. Occasionally exposed to wet and/or humid conditions
  8. Occasionally exposed to high, precarious places
  9. Occasionally exposed to fumes or airborne particles
  10. Occasionally exposed to toxic or caustic chemicals
  11. Frequently exposed to outside weather conditions
  12. Occasional risk of electrical shock
