Compensation: $68,000-$75,000

Job Summary:

Community Roots Housing is looking for a Housing Development Associate to join the property development team to support the advancement of multiple development projects from concept to permanent finance conversion. The position involves working on discrete tasks and includes activities related to site identification, due diligence, acquisition, pre-development, community engagement, scheduling, selection and coordination of project teams, design, financing from public and private sources, construction administration, and close-out. The successful candidate is expected to work as part of a team under the direction of the Development Manager and to lead on specific elements of their projects.


Duties and Responsibilities:


Provides Support for Feasibility Analysis

  •  Assembles information required for project concept development;
  •  Provides research and support to developers for project budgets;
  •  Provides research and due diligence on funding sources and site acquisition.

Supports Project and Construction Management

  •  Involved in acquisition of properties from purchase agreement to closing and escrow;
  •  Participates in the selection of project team members and consultants;
  •  Supports developers and project team in the design, entitlement, and permitting process;
  •  Involved in contractor selection and bidding process; manage pre-construction and construction administration;
  •  Maintains accurate and functional project files for all project documents;
  •  Participates in construction meetings to help ensure flow of communication throughout construction process
  •  Participating in some on site meetings/tours


Supports All Aspects of Funding Source Development

  •  Prepares clear and effective drafts of private and public funding applications.
  •  Helps to identify financing sources for each development project;
  •  Assists senior developers with loans, investor equity documents, contracts and other documents; manage the construction loan closing process
  •  Leads on the draw process for the draw down of construction financing
  •  Leads on property tax abatement applications
  •  Leads on community engagement planning, execution, and documentation to support financing requirements


Facilitates Project Close-out

  •  Completes appropriate reports to all funders as directed by developers;
  •  Facilitates completion of necessary cost certifications with accountant;
  •  Completes archiving of digital and hard copy project files;
  •  Assists with project transition to property management.


Supports External and Internal Development

  •  Supports team activities to improve CRH’s performance and environment;
  •  Understands and supports the mission, goals, and values of CRH;
  •  Occasionally attend local conventions and large conferences related to housing development and funding
  •  Shows willingness to take on additional projects and tasks;
  •  Demonstrates a commitment to development within a “community context”



Requirements

Minimum Qualifications:

  • BA degree in finance, public administration, planning, engineering, architecture, real estate, or related field (related work experience may be substituted);
  • Desire to learn and grow in affordable and workforce/middle income housing development work;
  • Strong financial acumen and ability to manage multiple tasks simultaneously;
  • Demonstrated ability working in a team and collaborative environment;
  • Proficient in MS Word and Excel;
  • Excellent oral and written communication skills;
  • Experience working in diverse groups;
  • Commitment and conviction to serving the mission and goals of the organization.



Preferred Qualifications:

  • Experience in affordable housing and/or real estate development;
  • Master’s degree;
  • Familiarity with/connection to Seattle neighborhoods.
