We are looking to hire an experienced Maintenance Supervisor, this position’s main responsibility is to preserve the excellent condition and functionality of our properties. This role is responsible for conducting quality assessments, scheduling repairs, maintaining inventory, and developing preventative maintenance procedures.

The ideal candidate should have in-depth knowledge of maintenance procedures, strong HVAC and appliance troubleshooting, exceptional communication, outstanding problem-solving and organizational skills.

Responsibilities include, but are not limited to:

  • Must be able to work independently with little to no direct supervision.
  • Must be able to perform general building maintenance, be familiar with Commercial HVAC maintenance and plumbing.
  • Handle all Tenant work orders and service requests immediately upon complaint issued.
  • Daily perform a physical inspection of the property and complete checklist of items to be repaired/replaced as appropriate.
  • Check for water leaks in all the common areas of the property.
  • Inspect and replace lights in all  common areas of the building, including restrooms, and fountain.
  • Ensure all air conditioning units  in the common areas are working properly.
  • Check the building’s HVAC cooling  tower to ensure everything is in proper working condition.
  • Review with Property Manager the checklist of all necessary repairs at the properties. 
  • Assess all property irrigations systems to ensure all heads are working properly and lawns are getting necessary water coverage.
  • Perform walk-thru of all vacant suites to ensure all equipment is functioning properly, areas are clean and show ready. 
  • Check the exterior lights and timers at the property to ensure all are in proper working condition. 
  • Inspect building roofs and report any issues to the Property Manager as necessary.
  • Assess mechanical, storage, and maintenance rooms for cleanliness. 
  • Generate a Monthly Operations Report of issues and occurrences to address with management.
  • Handle all A/C Filter changes on a quarterly basis.
  • On a quarterly basis oversee Fire Sprinkler, Fire Alarm and Generator testing on the properties. 
  • Oversee all landscaping activities at the property, i.e., lawn cutting, trimming, edging, blowing as well as the replacement of new flower plantings twice per year and annual tree trimming projects.
  • Perform other duties as assigned. 
Requirements
  • Minimum of five (5) years actual, practical working experience in the HVAC plumbing, pipefitting, and/or mechanical equipment commercial service industry.
  • Excellent ability to troubleshoot HVAC&R controls and systems.
  • Technical and operational knowledge of air and water-cooled chillers is preferred, particularly in Large Tonnage Centrifugal & Screw Chiller Diagnosis/Compressor Overhaul.
  • Understanding of safety procedures.
  • Ability to communicate well and to understand and carry out verbal and written instructions.
  • Ability to interact professionally and maintain effective working relationships.
  • Must be able to multi-task and work in a fast-paced environment.
