Job Description:

The Campus Custodian Manager supervises the day-to-day custodial maintenance activities which includes transportation and disposal of campus waste materials (garbage), litter, dusting, mopping, finishing and buffing floors, wiping / cleaning windows, vacuuming, emptying / removing trash and shampooing carpets, cleaning, and restocking restrooms across COTA’s campus – its buildings and campus venues.


DISTINGUISHING CHARACTERISTICS:

Able to develop personnel scheduling. Conduct performance reviews for employees. Establish standard procedures and guidelines. Review, monitor and control inventory (max. and min consumable products and materials). Able to make cost-saving recommendations and increase proficiency within the team in day-to-day activities.


This is a Full-Time on Campus position, Monday through Friday with weekends as needed.

Requirements

Requirements & Essential Functions:

  • Custodian Manager must be aware of hazards and safety methods, practiced in training and managing staff members and knowledgeable about inventory control. 
  • Custodian Manager must be able to communicate well, climb multilevel stairwells and work cooperatively in a group(s).
  • Monitor employee’s performance(s), manage schedules, and ensure the right equipment and supplies are available.
  • Perform general, routine custodial duties, to include dusting, mopping, vacuuming, cleaning restrooms, and restocking paper and soap supplies within various buildings across COTA’s Campus.
  • Performs routine maintenance to custodial equipment and supplies.
  • Empty trash receptacles, disposing of trash into compactors and/or dumpsters, and bag trash for proper disposal.
  • Ensure doors are locked after cleaning areas.
  • Report needs and concerns to appropriate staff, which may include submitting or recommending work orders and checking supply levels.
  • Responsible for reporting concerns related to on-campus residents.
  • Ensures proper care in the use and maintenance of equipment and supplies; promotes continuous improvement of workplace safety and environmental practices.
  • Assist in on-the-job training of inexperienced staff on routine procedures.
  • Perform cleaning functions specific to the assigned facilities and/or based on seasonal/project requirements.
  • May provide vendors with access to areas for cleaning and may answer basic questions. May report issues with vendors to supervisor.
  • May assist or perform snow removal activities and minor maintenance, such as replacing light bulbs, adjusting furniture, or other similar activities.
  • Performs miscellaneous job-related duties as assigned.

Knowledge, Skills, and Abilities:

  • Knowledge of safety guidelines, policies, procedures, and practices, such as, OSHA, NFPA, NEC and others.
  • Strong interpersonal skills; can effectively communicate and relate to all levels within and outside the organization; create and build positive and productive relationships.
  • Drives the team and the organization for results to improve bottom line performance; able to make timely or planned decisions appropriate to the circumstances or situation.
  • Ability to manage appropriate steps to get projects completed; has strong abilities to organize people and processes; can create a plan for resourceful workflow.
  • Can work independently and be trusted to act in a manner that is truthful and values direct, honest communication at all levels of the organization.

Required Qualifications:

  • High School Diploma, College degree preferred.
  • 4 years’ experience.
  • Valid Texas Drivers’ License
  • Strong written and verbal communication skills required.
  • Must pass a pre-employment background check and drug screening.

Physical Demand & Work Environments:

  • Ability to stand, sit, use of hands to handle, or feel, reach with hands and arms.
  • Ability to lift and/ or move up to 25 pounds.
  • Ability to squat, bend, twist, push/pull.
  • Ability to stand/walk for long periods.
  • Use of manual dexterity and fine motor skill.
  • Specific vision abilities required by this job include close vision and distance vision.
  • Work may involve moderate exposure to unusual elements, such as extreme temperatures, dirt, dust, fumes, smoke, and/or unpleasant odors.
  • A work environment involves some exposure to hazards or physical risks, which requires following basic safety precautions.
  • The noise level in the work environment is usually moderate but can be loud during events.
