The Senior Associate will be responsible for driving merchandising, lead generation, LOI negotiation, and Lease execution across a portfolio of institutional-quality mixed-use assets in Atlanta, GA. The Senior Associate will manage landlord broker relationships and drive outperformance in pace and economics for budgeted lease executions. The Senior Associate will motivate and direct brokers to drive leasing that is additive to the merchandising quality of the portfolio with acute attention to detail and timeliness. The Senior Associate will act independently, with oversight from the Senior Director – Leasing Strategy. The ideal candidate is a self-starter that takes initiative and can act independently.  


The Senior Associate will operate in a team-oriented, fast-paced, entrepreneurial, and high-performance environment, reporting to the Senior Director – Leasing Strategy, and working closely with the asset management, investments and redevelopment teams.

  • Drive merchandising and execution for individual assets across Atlanta portfolio 
  • Develop and maintain execution ready merchandising plans
  • Manage relationships with landlord brokers including materials oversite, deal support, and direction across all portfolio assets; ability to keep brokers on track and moving toward goals
  • Source best-in-class local and regional retailers and office tenants alongside and with the support of local landlord brokers 
  • Build and maintain relationships with regional and local tenant representatives (office and retail)
  • Negotiate LOIs with new and existing tenants, review leases alongside Asset Management, maintain deal owenrship by creating lease exhibits and tracking deal progress
  • Maintain cross-functional communication via regular meetings with portfolio specific investments, redevelopment and asset management team members 
  • Develop market rent and absorption assumptions for acquisition opportunities
  • Support marketing team with property level updates for portfolio assets including site plan review, occupancy status and lease pipeline information
  • Ability to establish effective relationships with various internal and external stakeholders
Requirements
  • Minimum of 8 years of retail leasing experience, with a proven track record of successful lease negotiations and relationship management 
  • Strong knowledge of market fundamentals, leasing principles and financial analysis
  • Experience working with contemporary, national brands and brokerages in developing long-term relationships in the commercial real estate industry
  • Experience leasing new developments or projects undergoing major renovations 
  • Experience leasing assets in Atlanta a plus
