The Maintenance Technician is responsible for the upkeep of our facilities, such as apartments, houses, shelters, and business offices. The Technician performs basic maintenance utilizing a variety of skills including, but not limited to: plumbing, carpentry, flooring, painting, and electrical systems. The Maintenance Technician is expected to be a thorough professional with a practical mindset and attention to detail. This role is expected to work autonomously and is responsible for observing all health and safety guidelines.


Position Type and Expected Hours of Work:  

This is a full-time position with 40 work hours per week minimum. Core work days are generally Monday through Friday, but work hours may fall on any day of the week and may be scheduled during any time of day or evening. Schedules will vary and may require working long hours, weekends, evenings, overnight hours, and holidays. This position requires being on-call after hours and over the weekend on alternating weeks.


Essential Duties and Responsibilities:

The essential functions of the position include, but are not limited to the following: 

  • Inspect buildings, electrical systems, grounds, and equipment to ensure that they are safe and well-maintained; Identify hazards, defects and the need for adjustments or repairs.  
  • Perform minor troubleshooting and repairs; Replace light bulbs, ballasts and fuses.  
  • Assist with preventive maintenance and troubleshooting on HVAC systems and changing filters. 
  • Manage the maintenance log, assign work orders to other maintenance staff and track their completion.  
  • Complete maintenance work orders as assigned in a timely manner.  
  • Identify and perform basic service and repairs on plumbing fixtures; open clogged lines and drains.  
  • Identify and assist with carpentry repair work.  
  • Operate a variety of machinery, equipment and tools, including but not limited to: saws, routers, drills, sanders, planers, drill presses and various hand tools.  
  • Perform a variety of locksmith duties; Install, repair and replace locks on doors.  
  • Inspect, service and maintain operational functionality of doors and windows.  
  • Assist with snow removal. 
  • Perform periodic maintenance on various equipment.  
  • Assist with moving, loading, unloading and storing supplies, furniture and equipment.  
  • Drive to various job sites and transport materials. 
  • Assist supervisor in planning, supervising, and directing the maintenance of buildings and building systems, as well as apartment “flips.”  
  • Assist in prioritizing the work of the maintenance department, set work standards, and inspect work in progress and upon completion for completeness and accuracy.  
  • Assist in development, implementation and maintenance of an efficient work order system.  
  • Assist in establishing and managing an effective Pest Control program.  
  • Be on call for maintenance (after hours and on weekends) on a rotating schedule; Respond to critical calls outside of work hours to resolve facility issues.  
  • Maintain routine records and prepare reports.  
  • Accompany Case Managers on monthly unit inspections to prepare maintenance requests. 
  • Perform yearly and move-in HQS inspections 
  • Perform necessary compliance inspections. 
  • Wear proper protective equipment while performing job duties (i.e., goggles, gloves, knee pads, etc.).  
  • Adjust work hours as needed and be available for occasional overtime.  
  • Communicate effectively in a professional, tactful and courteous manner with participants, VOA employees, donors, funders and the public.  
  • Conduct activities in accordance with VOA policies, safety guidelines and all applicable laws and regulations.  
  • Perform assigned responsibilities, duties, and tasks according to established practices, procedures, techniques and standards in a safe manner and with minimal supervision.

Required Education and/or Experience: To perform this job successfully, an individual must have:  

  • High School diploma or equivalent 

Certificates and/or Licenses: To perform this job successfully, an individual must: (choose those that apply or add those that apply but are not already listed) 

  • Become CPR/First Aid/BBP Certified within 6 months of employment 
  • Have a valid Driver’s License  
  • Have the ability to maintain Auto Liability Insurance 
  • Have reliable transportation 
  • Successfully pass a Comprehensive Criminal History Background Check and Driving Record Review 

Preferred Education and Training: 

  • High School diploma or equivalent  
  • 2 years of maintenance experience 

Bona Fide Occupational Requirements

Due to required hours of operation, must be at least 18 years of age.

Physical Requirements: 

In order to meet all expectations of this position, an individual must be able to: 

  • Regularly required to move around inside and outside of various buildings and to ascend and descend stairs to perform work in various indoor and outdoor spaces at the apartment complexes, administrative buildings, and shelters. Required to bend, reach, push and pull, balance, crouch, twist, reach overhead and forward, stoop, kneel, crouch or crawl. Perceive text and buttons on the computer screen and discern print and handwriting on paper forms. 
  • Frequently required to remain in a stationary position (such as sitting or standing). Lift and/or move small equipment and/or cleaning supplies (up to 35 pounds) and occasionally lift and/or move large equipment (snow blowers, etc.), office furniture, etc. (up to 75-100 pounds, usually with a partner). 

Work Conditions: 

While performing the essential duties/responsibilities of this job, the employee may experience the following environmental conditions at the frequency indicated: 

  • Noise Conditions: This position provides janitorial services for several homeless shelters, approximately 250 apartment units, several group transitional homes, and administrative offices. The noise level in the work environment is usually moderate consisting of usual business office sounds including but not limited to computers, printers, telephones, and light traffic. The workspace is occasionally loud and chaotic when the role is operating out of shelter, apartment, and transitional housing spaces. 
  • Heat/Cold: May be subject to heat, cold, wet, and/or humid weather conditions, and occasionally extreme heat and/or cold. 
  • Injury Exposure: Position requires working near moving mechanical parts, trucks, and/or power tools; position requires working with standard office equipment – copy machine, computers, and phones. 
  • Atmospheric Exposure: Typical office environment conditions; may be exposed to various scents and perfumes, less than sanitary or uncomfortable conditions, various pests and pathogens, participants’ service and emotional support animals, as well as clients in physical, mental or emotional distress.
