Founded as a result of the federal Older Americans Act, the AAAs are mandated to “facilitate the area-wide development and implementation of a comprehensive, coordinated system for providing long-term care in home and community-based settings, in a manner responsive to the needs and preferences of older individuals and their family caregivers.” PCA carries out this mission through advocacy, stewardship of public funding, planning, development and administration of programs, and service coordination.

Requirements

Description of Role: Under the supervision of the Housing Programs and Property Manager, the Maintenance Engineer is responsible for overseeing routine building maintenance and operational functions including minor HVAC, electrical, plumbing, and preventive maintenance. Also responsible for overseeing work performed by external maintenance vendors.


Required Experience and Education: High School Diploma required. Must possess a certification in a building trade. 


Job Responsibilities: 

A. Conducts proactive and preventative maintenance on facility vital systems equipment, including boilers, hot water heaters, plumbing fixtures, and minor electrical installations. Troubleshoot to ensure uninterrupted functionality and minimal downtime. 

B. Proficiently execute electrical, plumbing, and appliance repairs. Maintain an organized inventory of repair tools and supplies. 

C. Diagnose electrical issues. Relocate light switches or electrical outlets and install new ones as needed. Replace low voltage circuits and troubleshoot various electrical situations. 

D. Repair and maintain plumbing equipment, including tasks such as replacing toilets, repairing, rebuilding, or replacing flush mates, and addressing all associated plumbing components, such as domestic water pumps and controls.

E. Consistently perform and document daily routine preventative maintenance on building equipment. Identify the root cause of issues or malfunctions and promptly implement corrective measures as necessary.

F. Maintain thorough knowledge of the buildings’ fire alarm systems and evacuation protocols. Promptly respond to all alarms and emergency situations at any time.

G. Assume leadership responsibilities during periods of inclement weather, including directing other maintenance staff as needed for urgent tasks.

H. Operate snow removal equipment as necessary.

I. Maintain prompt communication with supervisors concerning HVAC servicing requirements, the need for external service assistance, and any other matters necessitating their immediate attention.

J. Dismantle and install workstation panels to accommodate space reconfiguration requirements.

K. Perform painting tasks as needed to uphold the high-quality appearance of walls and doors.

L. Facilitate the cleaning and maintenance of lunchroom and pantry appliances.

M. Execute emergency janitorial duties and maintain restroom supplies inventory, promptly communicating any needs to supervisors to ensure sufficient stock levels.

N. Assist with arranging auditoriums and conference rooms as per supervisory instructions.

O. Manage the receipt of supplies, paper, equipment, and other materials, ensuring prompt delivery to their designated destinations.

P. Assist with relocating furnishings, boxes, and other items as needed for staff relocations. Regularly provide support in moving heavy materials as requested by staff.

Q. Run generators monthly and sprinkler pump engine weekly.

R. Conduct monthly electrical readings.

S. Assist exterminators and plant maintenance personnel.

T. Proficiently utilize Paylocity to regularly input data regarding hours spent on tasks performed.

U. Perform other duties as assigned.

Additional Requirements:
