Adventurous Journeys Capital Partners (“AJCP”) is seeking an Associate to join the Investments team to assist in analyzing/managing new and existing investment opportunities, and support its rapid growth across various investment platforms focused on the hospitality, mixed-use, and single-family rental sectors.

ABOUT THE ROLE

The Associate will be responsible for supporting all aspects of the investment process including, but not limited to, underwriting, market analysis, coordination of due diligence, preparation of investment memorandums and executive-level presentations, business plan ideation and evaluation, creation of investor materials, closing logistics, and investment management analysis, such as liquidity analysis, refinance analysis, quarterly investment update reports. 


The role will interface directly with a variety of groups within AJ Capital Partners including Asset Management, Capital Markets, Design, Development, Investor Relations, Marketing, and Portfolio Management. 


WHAT YOU WILL DO

  • Underwrite a variety of hospitality, retail, food & beverage, mixed-use, music venues, and other real estate investment opportunities using Excel-based underwriting models, including complex cash flows with fund/partnership waterfall modeling
  • Help coordinate the origination of acquisitions and debt financings, including preparing offering materials, responding to lender due diligence requests, tracking offers, modeling proposals, and managing the closing process 
  • Conduct market analysis for real estate acquisition targets
  • Support the due diligence process across all aspects of the transaction including physical, financial, legal, and operational due diligence
  • Maintain data rooms and facilitate communication between key stakeholders (including sellers, brokers, joint venture partners, financial institutions and legal) and coordinate transfer of materials
  • Prepare investment memorandums for the firm’s investment committee
  • Create executive-level presentations to support the deal process, including preparation of RFP responses and ad hoc presentations to other external and internal parties 
  • Assist with the closing process including coordination with title companies on settlement statement and escrow, confirmation of insurance, and obtaining necessary internal approvals
  • Work in collaboration with the asset management, portfolio management, capital markets and on-property management teams in a “cradle-to-grave” approach, to provide investment support for operating forecasts, capital expenditure plans, liquidity analysis, and other needs.

Requirements

YOUR QUALIFICATIONS

Required

  • Bachelor’s degree in finance, real estate, or related discipline
  • 3+ years of relevant experience in real estate investment or investment banking
  • Advanced Microsoft Excel skills and real estate financial modeling experience (technical modeling test part of the interview process)
  • Intermediate Microsoft PowerPoint skills and presentation-making experience
  • Experience with other Microsoft Office products (Word, Outlook, etc.) 
  • Ability to travel up to 20%
