- Practice OSHA standards and our company safety policy to conduct safety inspections of work areas, examine tools/equipment, facilitate safety trainings to prevent, identify, and correct unsafe conditions or violations of safety procedures and rules
- Ensure knowledge of all maintenance requirements for the property
- Keep accurate records regarding preventive maintenance, work orders, unit refurbishing, annual inspections, and inventories in accordance with procedures established in company procedures manual
- Participate in a standby emergency schedule for evening, weekend, and holiday coverage
- Perform scheduled maintenance on all equipment, based on the manufacturers recommendations and operating manuals
- Supervise and scheduling for Maintenance personnel and service requests requirements while adhering to Maintenance priorities
- Provide training for subordinate employees or colleagues from other communities, when appropriate
- Prepare purchase requisitions to request any materials and supplies such as tools, equipment, and replacement parts
- Interface with vendors and suppliers as necessary to discuss products used in repair work and/or projects that need to be completed
- Participate in Lean Manufacturing practices such as Six Sigma, 5S, FMEA, 8D Problem Analysis
- Review Key Performance Indicators (KPIs) to make recommendations for improving plant operations, overall equipment effectiveness, and maintenance problem resolution
- Plan and coordinate the installation and removal of plant equipment
- Monitor maintenance schedules to ensure there is no conflict with production schedules
- Prioritize non-emergency and break-in work order requests to approve and reject, review complete work orders, and produce schedule for the next day/week
- Identify parts required for necessary maintenance efforts (preventative maintenance, machine repairs, etc.) and plan/budget for the acquisition of required parts
- Maintain planned work order backlog according to facility guidelines and utilize backlog to schedule daily and weekly work list
- Screen and approve all work orders for the operating department to ensure coding accuracy and symptoms are accurately described
- Develop hands-on knowledge and expertise of production equipment, parts, functions and processes through observation and engaging with employees on the production floor
- Serve as critical member to the Operating department team, representing the interest of the group in all work activities both internal and external to the facility
- Communicate with production team and maintenance staff to resolve chronic and repeat failures with equipment, provide status updates on maintenance efforts, and gather feedback
- Participate in production meetings with Maintenance Managers, Planners, and Operations Managers to review upcoming work requests, weekly scheduling, and outage planning
- Yearly review of Preventive Maintenance schedules and identify variances between sites
