POSITION: Project Manager – HUD Green Building Services
POSITION SUMMARY
As a Project Manager reporting directly to the Vice President of Green Building Services, your primary responsibility is to oversee and execute green building verifications, primarily National Green Building Standard (NGBS). Working closely with the Vice President, you will ensure each project meets the stringent standards required for NGBS Green certification. In addition, you will advise clients and peers on sustainable building practices, helping them integrate green building strategies into their projects.
ESSENTIAL DUTIES AND RESPONSIBILITIES
- Conduct thorough field inspections and verifications in partnership with the Vice President to assess compliance with the NGBS standards, focusing on water efficiency, energy use, and sustainable building practices. Proactively undertake new trainings and certifications relevant to green building standards, including maintaining current knowledge and credentials in NGBS verification and other sustainable building practices to ensure expertise remains up-to-date and industry-leading.
- Performs energy analysis and provides reports about efficiency solutions including energy analytics, implementing innovative systems, green certifications, and sustainable policies/practices
- Evaluates building envelopes, mechanical systems, electrical systems, or process systems to determine the energy consumption of each system
- Conducts basic interviews and research covering property maintenance history
- Identifies opportunities to improve the operation, maintenance, and energy efficiency of building or process systems
- Analyzes technical feasibility of energy saving measures using knowledge of engineering, energy production, energy use, construction, maintenance, system operation, and process systems
- Manage multiple certification projects simultaneously, ensuring they meet the client’s goals and the company’s standards for quality and sustainability. Work directly with clients to guide them through the certification process, providing timely reports and expert recommendations to enhance the energy efficiency and sustainability of their buildings.
- Work as a team member, utilizing the experience and knowledge of senior authors who will review your reports before delivery to our clients
- Ensures all projects meet the clients’ goals and scope expectations
- Deliver outstanding client service with timely responses and proactive solutions
QUALIFICATIONS
- Approximately 5-7+ years of relevant previous experience in assessing and inspecting multi-family buildings
- Familiarity with construction best practices, general building codes, and various building types
- Previous blower door testing experience required
- Passion for being detail oriented and organized
- Advanced writing and communication skills
- Personable and able to communicate with people at all levels
- Willingness to travel
- Self-starter, resourceful, and the ability to work productively and independently on multiple projects at a time under strict deadlines with guidance from senior staff
- Ability to occasionally climb ladders to access two and three story, low-slope roofs
- Ability to work outside and navigate stairs, sites, and building interiors
- Knowledge or previous experience with HUD AEC, FHA, and ADA compliance preferred
- Previous construction administration, construction management, architecture, engineering or similar experience required
- Knowledge of the entitlement/permitting process and construction delivery methods and agreements
- Proficiency in Word, Excel, and Outlook
EDUCATION
- Bachelor’s degree in Construction Management or related field, or equivalent combination of education and experience
LICENSES/CERTIFICATIONS
· Building Performance Institute (BPI) - Building Analyst Certification
- Residential Energy Services Network (RESNET) - HERS Rater Certification National Green Building Standard (NGBS) Air Barrier Association of America (ABAA) – Blower Door Certification LEED Accredited Professional or LEED Green Associate preferred
PHYSICAL REQUIREMENTS
The work environment may be both indoors and outdoors. Indoor work takes place in a typical office setting. The noise level in the work environment is usually moderate. Outdoor work requires the ability to effectively perform work in all types of weather conditions. While performing the duties of this job, the employee is regularly required to travel independently, sit, type, handle office and/or field equipment, speak and hear. The employee may occasionally be required to stand, walk, balance, kneel or crouch. The employee may be required to lift and/or move up to 25 pounds. Specific vision abilities required by this job include close vision and the ability to focus.
