Purpose / Summary of Position:

The Strategic Investments Analyst/Associate will be primarily focused on self-storage with the opportunity to expand into other asset classes under the Strategic Investments platform. Primary duties will be on the asset management front as well as assistance with development/acquisitions. Compensation will be at, or above, market level and this role is full-time in the office with some travel required.


Essential Duties and Responsibilities:

  • Asset Management
  • Produce quarterly reports, bi-weekly leasing reports, and monthly financial performance reports
  • Asset site visits – visit every asset every 6-12 months. 
  • Manage CapEx across all portfolio properties.
  • Track new development within 3 to 5-mile radius of existing portfolio – update quarterly.
  • Monthly financial review to identify abnormalities and opportunities for efficiencies.
  • Work with operators to finalize annual budgets for each portfolio asset.
  • Develop and implement strategic business plans for each asset that will govern its daily operations, position in the market, and ultimate disposition.
  • Ensure assets are being operated in a manner consistent with the project’s business plan, joint-venture operating agreements, and loan documents.
  • Assist with refinancing/disposition efforts.
  • Assist with sale/hold/refi analyses.
  • Development/Acquisitions
  • Track target markets on a monthly basis.
  • Assist with market data on acquisitions and development.
  • Assist in the underwriting of potential acquisitions for self-storage and senior housing with the potential to assist with multiple asset types in the future.
  • Assist with all aspects of the due diligence and closing processes for new investments.
  • Collaborate with the team to generate new ideas and further initiatives


Requirements

Knowledge, Skills, and Abilities: 

  • Bachelor’s degree required.
  • 1-4 years of experience in asset management, underwriting and analysis with a real estate focus.
  • No Self-Storage experience required.
  • Proficiency in Microsoft Excel, especially as it pertains to building templates and modeling cashflow.
  • Knowledge of real estate finance including underwriting, valuation, and debt/equity structures.
  • Strong analytical mind with great attention to detail.
  • Excellent problem-solving and analytical skills, strengths in spreadsheets, databases, and presentations
  • Excellent written and verbal communication.
