Summary
As a Regional Director, you’ll oversee a diverse portfolio of properties across the US, shaping the future of community living while driving financial success and operational excellence. You’ll lead our property managers by implementing policies to exceed financial goals and achieve leasing targets. As a mentor, you’ll guide our community management teams toward continuous improvement. Reporting to the Senior VP of Operations, you’ll align with our company’s vision while directly impacting our properties' growth and residents' satisfaction. The ideal candidate will be a visionary leader with a proven track record in property management, exceptional communication and mentorship skills, and a proactive problem-solving approach.
What You’ll Do:
· Oversee General Managers – ensure daily operations meet company standards and policies and manage budgets and control expenses effectively at all assigned properties.
· Practice Exceptional Hospitality – Ensure outstanding customer service for residents, parents, vendors, etc., at assigned properties.
· Create Annual Budgets – Collaborate with property managers to prepare and review annual budgets before submission to ownership and equity partners.
· Present Leasing Performance Reports - Work closely with property managers to prepare and present weekly and bi-weekly owner/equity partner operations and leasing performance reports.
· Proactively Maintain Properties - Conduct routine site visits to inspect properties for maintenance and operational standards, ensuring adherence to preventative maintenance and capital improvement plans.
· Manage the Turnover Process – Assist property management team to adequately prepare, plan, and execute the annual turnover process to deliver best-in-class products and services on Move-in day.
· Prepare Marketing Plans – Work with the Regional Director of Leasing and Marketing to ensure that each site team prepares the annual marketing plan and will oversee the execution of the plan through the coordinated efforts of each site team.
· Maximize Revenue and Efficiency - Analyze processes, monitor operating costs, flag budget deviations, and brainstorm and recommend process improvement solutions.
· Hire, Train, Develop, and Appraise Staffs – Effectively take corrective action as necessary on a timely basis and in accordance with company policy. Consults with Human Resources as appropriate.
· Supervise Start-Up Operations – participate in monthly meetings with construction and property management, collaborate with the SVP of Property Operations, and lead the transition from temporary leasing office to clubhouse office space.

Who You Are:
· Bachelor’s degree in the field of Business Management, Operations Management, or related field; or the equivalent combination of education and experience is required.
· Minimum 3 years prior experience in a supervisor operations management role, preferably in the multi-family or student housing real estate industry is required.
· Working knowledge of multi-family or student housing industry strongly preferred.
· Proficient skills in Microsoft Office, Outlook, reading blueprints, and interpreting financial reports.
· Excellent prioritization skills - Ability to handle stressful situations and manage multiple projects simultaneously effectively and successfully.
· Ability to delegate effectively - to give and receive direction in a manner that results in successful and professional completion of required tasks.
· Exceptional communication and customer service skills – effectively communicate with residents, prospective residents, management, peers, and subordinates.
· Valid driver’s license.
Work Environment and Physical Demands:
· Work is generally performed within an office environment with standard office equipment available.
· Travel up to 75% of the time to multiple states is required.
