Christopher Community, Inc. (CCI) seeks a full-time Traveling Maintenance Technician to join its growing organization. CCI is a not-for-profit housing development and management company that assist low- and moderate-income families and seniors to secure suitable housing across Upstate New York. Christopher Community currently manages over 3,300 units of housing in more than 100 buildings, and administers the Rental Assistance Program in Onondaga County, which provides assistance to over 1,200 households. The physical work location for this position will be floating throughout the Central Region properties (throughout the Utica and Syracuse portfolios) that are managed by Christopher Community, Inc.

- Hiring Hourly Rate is: $23 to $26 per hour. Equivalent to $41,860 to $47,320 yearly compensation.

Essential Duties and Responsibilities
Works with the Regional Facilities Manager to address all regional maintenance needs (for example- unit turns, covering absences, consults with Manager regarding deferred maintenance, monitors/supervises outside contractors); and works with Management to address general community needs/issues.
Ensures satisfactory performance of the following:
Timely unit turns across the local portfolio
Covering various absences or openings across the local portfolio
Make necessary repairs (for example-heating units, electrical, plumbing, mechanical systems).
Inspect apartments being vacated and schedule work to prepare the apartment for occupancy with the Manager. Clean appliances in vacated apartments, as well as in common areas.
Respond timely to all tenant service requests, and maintain accurate records of the work performed.
Provide OR Coordinate grounds maintenance (for example-removal of litter; mowing the grass; trimming the shrubs; sweeping walks and drives; snow removal). Please note that all walks and hydrants need to be cleared according to the snow log.
Ensures adequacy of contracted services such as trash removal, exterminating, and other contracted maintenance.
Works with Manager and site Superintendents to maintain a preventative maintenance program for properties.
Conducts periodic exterior inspection of the building exterior (for example-caulking; roof; walls; sealing; brick exterior).
Paint apartments and common areas as needed.
Perform other work as assigned by the Property Manager or Regional Supervisor.
Fill in for other staff when that person is out of work for an extended absence.
Maintains ongoing communications with contractual services such as snow removal, elevator services, pest control services, etc. Bids and contracts are secured through central Facilities Department
Complete additional training provided-as required.
••MUST be available for on-call coverage every other weekend for property emergencies. Must stay within a 30 minute driving range when on call.
SUPERVISORY RESPONSIBILITES
Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities may include interviewing, training new hires; planning, assigning, and directing work; appraising performance; addressing complaints and resolving problems.
EDUCATION and/or EXPERIENCE
High school diploma or general education degree (GED); and two to five years related experience.
LANGUAGE SKILLS
Ability to read and comprehend simple instructions, short correspondence, and memos. Ability to write simple correspondence. Ability to effectively present information in one-on-one and small group situations to tenants, vendors, and other employees of the organization.
MATHEMATICAL SKILLS
Ability to add, subtract, multiply, and divide all units of measure-using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to draw and interpret bar graphs.
REASONING ABILITY
Ability to apply common sense understanding to carry out detailed but uninvolved written and oral instructions. Ability to deal with problems involving a few concrete variables in standardized situations.
CERTIFICATES, LICENSES, REGISTRATIONS
Employee must have a valid NYS driver's license at all times. Employee is also required to have a registered and insured vehicle.
