Purpose / Summary of Position:
Senior Building Technician is responsible for the operation and maintenance of all building equipment and timely response to service requests. Two years of trade schooling in electrical system design, refrigeration and/or HVAC. Five years-experience in commercial building operations, maintenance, and engineering supporting critical facilities operations. Holds electrical license, HVAC license, Boiler Operator Certificate, etc., as agreed upon to perform duties. Operating Engineers license (SMA) or equivalent preferred. Position may be the only maintenance staff member on duty during certain shifts.
Priority functions / Responsibilities:
- Responsible for the maintenance and operation of all building equipment to ensure the operation of equipment is within design capabilities and to achieve proper environmental conditions prescribed by the building management.
- Ensure the performance of equipment with preventive maintenance as prescribed by manufacturer's recommendations and specifications.
- Leads or directly operates and monitors critical and non-critical system equipment and components.
- Ability to effectively present information.
- Make decisions with thorough knowledge of procedures and company policies to achieve set results and deadlines.
- Exercise independent judgment within general policy guidelines.

- Expected to diagnose problems, consider alternative solutions, and select and implement the most effective solution without close supervision.
- Requires strong engineering technical skills and routine conduct of hands-on operations and maintenance work on a variety of facility systems and equipment in an operating critical environment.
- Analyzes energy usage and costs and originates changes to reduce consumption.
- Ensures that project deadlines are met and completed projects conform to initial plans and work quality standards.
- Reviews assigned work orders.
- Ensure compliance with applicable codes, requisitions, government agency and Company directives as it relates to building operations.
- Supervises minor construction or building alteration projects.
- Coordinate maintenance efforts with outside contractors, tenant finish personnel and engineers.
- Working under limited supervision, monitors building system operations and performance.
- Utilizes advanced skills to perform complex preventive maintenance and corrective repair of buildings, industrial systems, vehicles, equipment, and grounds.
- Ability to create, implement and monitor a preventive maintenance program to ensure that building machinery and systems meet or exceed their rated life.
- Inspects building systems including fire alarms, HVAC, and plumbing to ensure operation of equipment is within design capabilities and achieves environmental conditions prescribed by client. Responsible for the day-to-day operation, maintenance, and modification of assigned critical environment building systems, which may include the following: mechanical (including HVAC, computer room air conditioners, chillers, and plumbing) electrical (including UPS, DC battery systems, PDU, generators, transfer switches, and switchgear), cabling (including data and voice, broad band), fire detection and suppression, life safety, lighting, temperature control systems, building management systems, and digital systems (including fire alarm, duress, card access, CCTV).
- Oversees building services (including 3rd party contractors) for the safe and compliant operation, maintenance (corrective and preventive), and modification of critical equipment. Disables and enables fire alarm control panels and systems.
- Complies with all applicable codes, regulations, governmental agency, and Company directives related to building operations and work safety.
- Coordinates and assigns tasks to co-workers within a work unit and/or project.
- Provides informal assistance such as technical guidance, and/or training to coworkers.
- Responsible for setting own project deadlines.
- Requires knowledge of financial terms and principles and to understand operating budgets.
- Provides technical direction to maintenance technicians on assigned shift.
- Review building operations, preventive maintenance, training, energy management and equipment status on a frequent basis.
- Knowledge of irrigation systems, operation, and general repair.
- Knowledge of structural systems, operation, and general repair.
- Knowledge of waterproofing, operation, and general repair.
General Duties and Requirements:
- Perform, and report on, all work according to the safety standards of the company, OSHA and health codes as required.
- Follow up and monitor vendors for approved insurance requirements and proper documentation, i.e. contracts.
- Perform work area clean-up on a weekly basis.
- Directly manages at least one other person.
- Works well around others, works alone, works with others. Positive feedback from internal and external customer is a requirement of this role.
- Respond immediately to emergency situations (fire, evacuation, equipment failure, etc.) and customer concerns.
- Keep updated and adhere to Company policies, standard operating procedures, Work Order and Preventative Maintenance System, Uniform Policies, Safety Handbook, etc. The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. - While performing the duties of this job, the employee is the majority of the time outside in all weather conditions. The employee is regularly required to walk, talk and/or hear. The employee is frequently required to stand; use hands to finger, handle or feel objects, tools, or controls; and stoop, kneel, crouch or crawl. The employee is occasionally required to sit and reach with their hands and arms.
- Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and the ability to adjust focus.
- Limited travel is required in this position.
- Perform effective emergency maintenance (after hours) as required.
- Participate in industry organizations to maintain and improve technical skills. Education includes attendance of internal safety and development training.
- High School diploma or GED equivalent required. Five plus years in related experience and/or training; or equivalent combination of education and experience and must obtain a minimum score of at least 100% on Maintenance Skills Exam.
- Holds electrical license, HVAC license, Boiler Operator Certificate, etc., as agreed upon to perform duties. Operating Engineers license (SMA) or equivalent preferred.
- Basic skills with Microsoft Office Outlook.
- Ability to add, subtract, multiply and divide in all units of measure, using whole numbers, common fractions, and decimals.
- Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram or schedule form.
- EPA 608 Certification required.
- Required to furnish own vehicle compliant with applicable vehicular regulations including valid insurance and follow all company driving and safety requirements and procedures for transportation between properties if individual has multiple property responsibilities.
- Will be “on call” rotation with other team members. Must carry pager and or phone and be prepared to work and service requests, including emergencies while on call, will be on call rotation with one or more others, required to learn and cover other properties accordingly.
