MIG Real Estate (“MIG”) is a private real estate investment firm headquartered in Newport Beach, California, with over $3.2 billion of real estate investments in multifamily, industrial, office, hotel and retail properties located primarily in the Western U.S. and Sun Belt states. We are seeking a motivated and analytical Commercial Real Estate Acquisitions Manager to join our team, focusing on flex/light industrial investment properties. The ideal candidate will play a key role in identifying, screening, analyzing and executing acquisition opportunities across major markets in the Southeastern U.S. Reporting to the Commercial Director of Investments, the Acquisitions Manager will also work closely with the Underwriting and Executive teams in creating Investment Committee packages and presenting acquisition opportunities.
JOB DUTIES AND RESPONSIBILITIES:
- Primarily responsible for sourcing and evaluating potential flex/light industrial property acquisitions through market research, broker relationships and direct outreach to property owners throughout the Southeastern U.S. Target investments will include value-add properties.
- The evaluation process may include, but is not limited to, the following activities: reviewing operating statements, rent rolls, and market rent comps; research and analyze demographic, economic, and real estate market data to recognize market trends in order to support all underwriting assumptions with a high level of certainty; communication with those parties familiar with the asset and market (investment sales brokers, property managers, and other third-party service providers); travel to conduct property and market reconnaissance for potential new investments.
- Maintain a detailed pipeline of potential new investments to be reviewed on a weekly basis.
- Ensure completeness of investment package materials and present recommended acquisition opportunities to the Investment Committee.
- Assist the Underwriting team in conducting comprehensive due diligence on potential acquisitions, including market analysis, tenant review and property condition assessments.
- Assist in managing the acquisition and disposition closing process, ensuring that key objectives and timelines are met. Prepare and deliver timely, accurate and complete reports as needed.
- Be a key thought leader in evaluating investment strategies and opportunities through the MIG investment acquisition process.
- Demonstrate an extensive network of relationships with owners and brokers that will result in on- and off-market investment opportunities.
- Demonstrate a track record of successful investments.
- Perform other duties as assigned.
QUALIFICATIONS AND QUALITIES:
- Strong working knowledge of Microsoft Office, Argus, CoStar and other asset / market level data analytics systems, with a demonstrated use of technology and relationships in driving results.
- Ability to analyze and rationalize investment opportunities; transaction experience is a plus.
- Self-starter and motivated team player with ability to work independently.
- Must be able to work in a fast-paced, entrepreneurial work environment.
- Excellent interpersonal, communication, and organizational skills.
- Detail oriented and able to handle multiple projects and deadlines.
- BS/BA degree in Real Estate, Finance or similar, MBA a plus.
- 5+ years’ property acquisitions and underwriting experience, with an emphasis on flex/light industrial.
