Position Summary:
The Groundskeeper is responsible for maintaining the cleanliness, safety, and overall appearance of the community living properties, which consist of four adjacent sites spanning approximately a dozen acres. This role ensures the outdoor areas are well-kept and inviting for tenants, staff, and visitors.
General Purpose:
To provide consistent care and upkeep of the properties, creating a clean, safe, and welcoming environment for community living.
Position Responsibilities:
Grounds Maintenance:
- Perform regular landscaping tasks, including mowing, trimming, pruning, planting, and weeding, to maintain the properties' appearance.
- Remove trash, debris, and hazards from outdoor areas, such as walkways, parking lots, and recreational spaces.
- Conduct seasonal tasks, including snow removal, leaf raking, and storm clean-up.
- Inspect grounds regularly to identify and address safety or maintenance concerns.
Facility Support:
- Work closely with the property management and maintenance teams to ensure a cohesive approach to property upkeep.
- Assist with outdoor improvement projects, such as setting up shared amenities or enhancing green spaces.
- Maintain and repair landscaping equipment and tools, ensuring they are in good working condition.
Community-Focused Duties:
- Ensure outdoor spaces contribute to a positive and welcoming atmosphere for residents and visitors.
- Interact respectfully with tenants while performing duties and assist with directions or minor outdoor needs as appropriate.

Physical Demands and Work Environment:
- Work Environment: The Groundskeeper will primarily work outdoors across multiple properties, exposed to varying weather conditions.
- Physical Demands: The role may require operating equipment and handling landscaping materials or chemicals safely. While performing job duties, an employee is required to stand, walk, and use hands/fingers. May occasionally lift and move up to 50 lbs, clean (sit, bend/twist neck, bend/twist waist, squat, climb, balance, stoop, crouch, reach, handle, fingering, kneel, crawl, reach above/below shoulder height, repetitive movements, wipe, sweep, dust, mop). Ability to remain extremely alert while operating machinery and to safely use trade tools such as but not limited to: power saw, jointer, sander, electrical tools, blades, etc.
Work Schedule:
- Monday through Friday 6am to 2pm
- Ability to work a flexible work schedule (i.e., evenings, weekends, holidays, and on-call), as needed.

- Experience: Previous experience in landscaping, groundskeeping, or outdoor maintenance is a plus but not required.
- Technical Skills: Basic knowledge of landscaping tools, lawn care equipment, and maintenance practices.
- Computer Literacy: Proficient with email, and web browsers, able to enter information correctly into databases and spreadsheets.
- Education: High School diploma or its equivalent (GED) preferred.
- Language: Ability to communicate effectively with team members, tenants, and supervisors.
- Driver’s License: A valid driver’s license and reliable transportation are required to travel between properties and operate company equipment.
- Availability: Flexibility to work early mornings, weekends, or evenings as necessary.
- Physical Requirements: Ability to lift up to 50 pounds, bend, crouch, and stand for extended periods.
