Scope of Position: The Maintenance Person is responsible for both janitorial and skilled maintenance tasks to ensure the cleanliness and functionality of the building. This includes maintaining the interior and exterior, as well as performing repairs such as carpentry, painting, plumbing, and electrical work. The role also involves preventative maintenance, ensuring that systems like elevators, sprinklers, fire alarms, and fire extinguishers are inspected and properly documented. The Maintenance Person may be assigned to multiple buildings, requiring travel between locations, and could be rotated to different sites as needed.
Essential Position Functions:
- Perform daily cleaning of all public areas, staff offices, and bathrooms, including cleaning glass surfaces such as storefronts.
- Clean the building exterior, including the yard, sidewalk, roof, alleyways, driveways, roof drains, and gutters. Handle snow removal and apply sand or salt as necessary.
- Conduct daily checks of all mechanical rooms.
- Collect and dispose of garbage from offices and public areas, and set up for trash collection.
- Clean ducts, vents, grills, door saddles, door frames, hardware, elevator tracks, and elevator sensors as needed.
- Pack away deliveries in designated storage areas and place package slips in the appropriate mailbox.
- Escort trades contractors throughout the building.
- Evaluate client complaints to determine if skilled labor is needed.
- Perform basic maintenance tasks, including installing window shades, plunging toilets, changing light bulbs, resetting circuit breakers, turning off water valves, lubricating locks, stripping and buffing floors, and handling other miscellaneous duties.
- Touch-up painting and simple wall rolling as part of preventative maintenance.
- Conduct monthly inspections of fire extinguishers, exit signs, fire doors, and detex alarms, ensuring all are in working condition. Maintain keys to all building doors.
- Perform minor landscaping tasks, such as pulling weeds, trimming hedges, clearing yard drains, and using small gardening tools.
- Wash linens and clean client areas as required by program funders (e.g., Safe Havens for DHS-funded programs).
- Spot exterminating as needed.
- Attend training sessions and staff meetings as directed.
- Clean vacant apartments and assist with client moves, including moving furniture and packed items. Perform apartment turnovers by cleaning, assessing minor issues, and repairing appliances, including painting, stripping floors, and handling carpentry, plumbing, and electrical work.
- Assist with The Bridge’s moves, including moving furniture, desks, and chairs.
- Independently perform skilled maintenance work, including painting, carpentry, sheetrock patching, electrical work, lock installations and repairs, plumbing, window repairs, and other related tasks.
- Install light fixtures, window treatments, floor tiles, carpets, furniture, shelves, and outdoor hardware. Caulk and grout wall and floor tiles as needed.
- Maintain the maintenance van, ensuring it is clean, organized, and in good working condition. Ensure all company tools are well-maintained and monitor inspection sticker and registration expiration dates, notifying the supervisor when they are nearing renewal.
- Safely use power tools and other equipment as necessary.
- Perform any other duties as assigned.
- Ability to stand, walk, and bend for more than 5 hours daily.
- Regularly required to lift and push more than 50 lbs.
- Must be able to walk up multiple flights of stairs.
- Must be able to hear, read, and understand verbal and written instructions in English.
- A valid Driver’s License is preferred.
- Ability to safely use a 12’ ladder.
- Must wear the uniform provided by The Bridge and maintain it in good, clean condition.
