The Director of Sales & Marketing is a Leadership Team member and promotes the success of the company and sales goals by establishing and strategizing market segments. The Director must develop and implement a marketing plan that combines the product and presentation to fulfill the identified needs and desires of consumers ready, willing, and able to purchase our homes. The Director must develop and implement advertising/promotional program targeted to drive qualified traffic to the Model Homes.
Essential Job Functions
Strategic Leadership
· Develop and communicate comprehensive sales and marketing strategies aligned with company objectives.
· Conduct regular competitive analyses and market research to identify growth opportunities.
· Provide strategic insights to the Leadership Team, shaping business decisions and priorities.
Sales Strategy and Execution
· Establish sales forecasts based on market analysis and customer insights; stay informed on industry trends, new opportunities, and competitor pricing strategies and sales tactics.
· Lead the sales team and collaborate with the sales manager to achieve targets by setting clear goals, tracking performance, and providing mentorship.
· Develop strategies to strengthen client relationships and enhance the customer experience throughout the sales journey. Ensure that the team consistently meets or exceeds customer expectations.
· Collaborate with marketing efforts to ensure seamless lead generation and handoff processes.
Marketing Campaigns and Brand Management
· Design and implement integrated marketing campaigns across digital, social media, SEO/SEM, email, and traditional channels to maximize impact.
· Oversee the creation of campaign briefs, timelines, and performance benchmarks to ensure high-quality execution.
· Oversee and approve strategic initiatives, ensuring alignment with brand identity and market positioning.
· Identify trends and insights and optimize spending and performance based on the insights.
· Guide the marketing team in executing routine projects and adapting to ongoing campaign performance metrics.
· Maintain model homes and community spaces to reflect the brand’s standards and appeal to potential buyers.
Performance Monitoring and Reporting
· Develop and maintain a robust framework for tracking KPIs, including ROI, customer acquisition cost, and conversion rates.
· Use dashboards and reporting tools to provide insights and recommendations to leadership.
· Conduct quarterly reviews to refine strategies and address concerns proactively.
Team Leadership and Development
· Hire, train, retain, and mentor team members, fostering a culture of learning, creativity, and growth.
· Evaluate and plan staffing needs for sales and marketing teams in support of future growth.
· Conduct regular performance check-ins, set goals, and identify development opportunities.
· Facilitate cross-training within the team to ensure adaptability and skill diversification.
Collaboration Across Departments
· Partner with internal teams, including Client Relations and HR, to align initiatives with company-wide objectives.
· Collaborate with external vendors and agencies to execute cohesive campaigns and negotiate contracts.
Budget Management
· Develop and manage annual and quarterly budgets for sales and marketing efforts.
· Monitor expenditures to ensure campaigns are delivered on budget while maximizing ROI.
· Provide financial performance reports to leadership, identifying areas for optimization.
Job Requirements:
· Bachelor’s degree in marketing, communications or similar.
· Minimum of 5 years of experience in marketing, sales, or strategy.
· Minimum of 2+ years of experience in a management role.
