Description

The Director of Facilities and Construction is a key leadership position within our property management  company, responsible for overseeing multi-unit capital improvement projects and managing facility  operations. The ideal candidate will possess a strong background in construction management and  extensive experience in the multi-unit property management industry. This role requires hands-on  expertise, exceptional leadership capabilities, and a proactive approach to problem-solving. 

Requirements

- Manage and oversee all aspects of construction projects, including planning, execution, reporting, and  project management.

 - Supervise 3-4 Construction Project Managers, providing guidance, mentorship, and support to ensure  project timelines and budgets are met. 

- Collaborate effectively with the executive leadership team and site management, fostering strong  partnerships with Regional Managers, Property Managers, and Maintenance personnel to ensure  alignment with organizational goals and successful operational execution.

 - Develop and implement capital improvement plans for company properties in alignment with the  organization's goals and objectives. 

- Collaborate with various trades, including Electrical, HVAC, Plumbing, Carpentry, Framing, and Finish  Carpentry, to ensure project specifications are met. 

- Review and approve construction drawings and plans, ensuring compliance with local codes and  regulations. 

- Conduct regular site visits to monitor progress and address any emerging issues or challenges in a  timely manner. 

- Prepare and present comprehensive reports and updates to the PMR Board, ensuring transparency and  accountability in all projects. 

- Foster and maintain strong relationships with contractors, subcontractors, and vendors to secure the  best pricing and workmanship for projects. 

- Manage budgets and financial reporting for construction projects, ensuring alignment with company  financial objectives. 

- Ensure all construction activities adhere to safety standards and best practices. 


Qualifications: 

- Bachelor’s Degree in Construction Management, Civil Engineering, or a related field. 

- 5-7 years of extensive experience in the multi-unit property management industry, with a focus on  construction and facilities management. 

- Significant hands-on experience in overseeing construction projects from inception to completion. - Proven leadership skills and the ability to manage a team effectively. 

 - Strong understanding of construction processes, building codes, and safety regulations. 

- Excellent communication and interpersonal skills, with the ability to foster collaboration among team  members and stakeholders. - Proficiency in project management software and reporting tools. 


Physical Demands: 

- Ability to perform site inspections and walk extended distances across construction sites. 

- Ability to operate a computer and other office equipment, such as a printer and copier. 

- Must be able to lift up to 25 pounds occasionally. 

- Ability to work in varying weather conditions and potentially hazardous environments typical of  construction sites. 


Travel Requirements: 

- This position requires travel of approximately 2 weeks per month to various company properties. Must  be able to travel by car and airplane as necessary, including overnight stays for site evaluations and  project oversight. You must possess a valid driver’s license. 


Working Conditions: 

- Primarily office-based with frequent site visits. 

- Requires flexibility in hours to accommodate project timelines and site availability.
