Position Summary:
Under the direction of the VP of Property & Facilities Management, the Senior Property Manager will be responsible for the strategic leadership and operational oversight of Camillus House portfolio of properties, managing a team of property managers to ensure efficient operations, high tenant satisfaction, and strong financial performance. This role is accountable for property performance, compliance with regulations, tenant relations, and budget management across multiple locations. The Senior Property Manager also works to enhance the value of assets by implementing the best practices and identifying opportunities for property improvements and cost savings.
Responsibilities:
Portfolio Management:
- Oversee the operations of 12 properties, ensuring they are well-maintained, financially sound, and in compliance with all local, state, and federal regulations.
- Conduct regular site visits to each property to assess conditions, oversee maintenance efforts, and provide support to property managers.
- Monitor leasing activities, occupancy rates, and tenant relations across the portfolio to ensure high satisfaction and retention.
Team Leadership:
- Lead and mentor a team of property managers, maintenance supervisors, and administrative staff to ensure high performance, motivation, and alignment with company goals.
- Develop training programs and resources to enhance the skills of the property management team.
Financial Management:
- Prepare and manage annual budgets for each property and the overall portfolio, focusing on controlling costs while ensuring high service levels.
- Analyze financial reports to identify areas of improvement, ensure revenue targets are met, and implement cost-saving strategies.
- Approve major property expenditures, negotiate vendor contracts, and oversee capital improvement projects.
Policy Development and Compliance:
- Establish, implement, and update policies, procedures, and best practices for property operations, leasing, maintenance, and tenant services.
- Ensure compliance with safety and regulatory standards, including fair housing laws, OSHA guidelines, and other industry standards.
- Coordinate safety programs, including regular inspections, risk assessments, and emergency preparedness plans.
Tenant Relations:
- Foster positive tenant relationships by responding to tenant concerns, overseeing conflict resolution, and ensuring timely communication regarding property issues.
- Lead initiatives to improve tenant satisfaction and retention, including organizing tenant meetings, surveys, and satisfaction programs.
Property Improvements and Maintenance Oversight:
- Coordinate capital projects, renovations, and major repairs, ensuring they are completed on time and within budget.
- Oversee preventive maintenance programs to extend asset life and improve the efficiency of building systems.
- Review building inspections, maintenance records, and repair requests, addressing recurring issues with long-term solutions.

- Cultural Sensitivity: Experience working with diverse populations, including underserved communities.

- Ability to work a flexible work schedule (i.e., evenings, weekends, holidays, and on-call), as needed.

Qualifications, Essential Skills, and Experience Required:
- Ability to understand and practice the mission of Camillus House.
- Education: Bachelor's degree in business, real estate, property Management, or a related field preferred. CAM license (Certified Property Manager) designation is required.
- Experience: Minimum of 7-10 years in property management, with at least 3-5 years in a senior management role overseeing multiple properties. Any appropriate combination of relevant education, experience and/or certification will be considered.
- Certifications: CAM (Community Association Manager) license is required. CPM (Certified Property Manager), ARM (Accredited Residential Manager), or RPA (Real Property Administrator) certifications are valued but not required.
- Technical Skills: Proficiency with property management software (e.g., Rent Manager, Yardi, MRJ, or RealPage) and strong command of Microsoft Office Suite.
- Communication Skills: Strong written and verbal communication skills; bilingual (e.g., Spanish or Creole) preferred.
- Valid FL Driver License with clean driving record.
