Description

Job Summary: The Property Accountant reports to the Senior Manager of Portfolio Accounting and is responsible for accurately preparing and maintaining financial information for a wide-ranging portfolio of commercial real estate properties. 


Job Duties and Responsibilities:


  

  • Collaborate with internal asset managers and external property managers to ensure proper maintenance of accounting books and records.
  • Prepare and/or review daily accounting for commercial properties, which includes tracking financial transactions for individual properties, reconciling accounts, managing accounts payable and receivable, monitoring insurance and real estate tax payments and accruals, and ensuring compliance with accounting standards.
  • Complete monthly workbooks on time for the reconciliation of relevant balance sheet and income statement accounts, including but not limited to tenant security deposits, accounts receivable, accounts payable, accrued and prepaid real estate taxes, parking income, and CAM charges.
  • Prepare and/or review monthly bank reconciliations for commercial property cash accounts, ensuring accuracy and timely completion.
  • Prepare and/or review the monthly reforecast and annual budget for assigned properties based on historical information and information obtained from the third-party property managers and asset management.
  • Collaborate with third-party property managers and asset managers on the preparation of a monthly variance analysis, identifying and summarizing key themes, indicators, and trends.
  • Coordinate the integration of new properties into the accounting workflow.
  • Engage in identifying opportunities for enhancing new and existing processes and reporting systems, as well as implementing new reporting frameworks, to deliver the management team with timely, accurate, and comprehensive operational and accounting information essential for effectively managing a growing portfolio.
  • Maintain a robust internal control framework while enhancing processes to ensure quality and improve efficiency.
  • Demonstrate and uphold a commitment to improving customer service by fostering and maintaining strong relationships with other departments, especially asset management.
  • Assist with quarterly and annual SEC financial reporting.
  • Assist with pulling samples and other requests for external and internal auditors.
  • Analyze accounts for unusual or unexpected activity and promptly address and resolve any discrepancies or irregularities.
  • Perform ad hoc reporting and special projects as directed by the supervisor or department head.
Requirements
  • Bachelor’s degree in accounting or a related field.
  • Proficient with MS Excel software and other MS Office software.
  • Commercial real estate or property accounting experience a plus.
  • Experience with Yardi a plus.
  • Strong written and verbal communication skills.
  • Strong analytical and critical thinking skills.
  • Solid organization skills with superior attention to detail.
  • Great interpersonal and relationship-building skills.
  • Ability to flex and adapt work schedule to changing business demands.
