POSITION: Director of Operations - Commercial
FLSA: Salary/Exempt
POSITION SUMMARY
We are seeking an experienced and dynamic Director of Operations to lead the operations within our commercial real estate division. The ideal candidate will be a highly skilled leader with a deep understanding of commercial real estate operations, lease obligations, and financial management. This role requires a strong focus on operational excellence, financial acumen, and effective team management to ensure the successful performance of our assets.
GENERAL RESPONSIBILTIES
- Team Leadership & Support: Oversee and support the management team, ensuring they have the tools, resources, and guidance necessary to successfully manage day-to-day operations, including managing people effectively to foster high-performing teams.
- Financial Acumen & Literacy: Expert understanding of financial management, analysis, and reporting, including but not limited to managing and analysis of profit and loss (P&L), identifying opportunities to improve Net Operating Income (NOI) and Net Income (NI), and implementing strategic improvements. Must be able to analyze complex financial data, draw actionable insights, and communicate findings clearly to senior leadership.
- Lease Administration & Obligations: Expert knowledge of lease structures (including Gross and Net leases), lease terms, and obligations. Ensure lease administration is managed accurately and efficiently, including understanding and managing CAM (Common Area Maintenance) preparation and recovery. Must be able to negotiate, interpret, and enforce lease agreements while ensuring compliance with all lease provisions.
- Continuous Improvement: Identify opportunities for operational improvement, cost savings, and revenue generation to enhance the performance of commercial office properties. Develop and implement strategies to increase NOI and NI.
- Collaboration with Engineering & Technical Teams: Maintain a general understanding of engineering and building systems to ensure that operational issues are identified and addressed quickly and efficiently. Work closely with engineering teams to optimize asset performance, safety, and compliance.
- Strategic Planning & Decision Making: Collaborate with senior leadership on long-term planning, budgeting, and forecasting for commercial office assets. Provide input on investment strategies, operational priorities, and cost management initiatives.
- Collaboration with Leasing Teams: Build strong relationships with leasing teams to ensure alignment between operations and leasing strategies, optimizing tenant acquisition and retention.

Requirements
- Must have commercial real estate experience.
- Bachelor’s degree in business administration, Real Estate, Finance, or a related field (advanced degree preferred).
- Minimum of 7-10 years of experience in commercial real estate operations, with a focus on commercial office assets.
- Expertise in lease administration, including knowledge of gross and net lease structures, and the ability to manage complex lease obligations.
- Strong financial management skills, with the ability to analyze P&L statements, balance sheets, and other financial reports. Proven experience managing budgets and improving NOI and NI.
- In-depth knowledge of CAM charges, lease structures, and financial reporting for commercial properties.
- General understanding of engineering systems and building management.
- Proven leadership experience with the ability to manage and develop teams, fostering a collaborative and performance-driven environment.
- Strong communication and interpersonal skills, with the ability to work cross-functionally and present complex financial information clearly to stakeholders.
