Parkway has an opening for an Investment Associate within its Investments group. The ideal candidate would reside and office out of Parkway offices in Phoenix, AZ or Orlando, FL.

PURPOSE OF POSITION:
This position is responsible for (1) analyzing and valuing potential real estate investments for the company by preparing detailed cash flow projections and comparing relevant assumptions to industry market data; (2) leading due diligence review and assisting with the transition of an acquisition into the company's portfolio; (3) preparing presentations for potential acquisitions and dispositions; (4) assisting with the sourcing of new investment opportunities; and (5) calculating the current market value of select company properties and reviewing marketing materials for disposition offerings.
ESSENTIAL FUNCTIONS:
Acquisitions
- Lead the development of detailed and thorough financial analysis and underwriting for potential acquisitions.
- Conduct comprehensive market and submarket research and analysis to determine validity of investment thesis and underwriting assumptions.
- Tour potential acquisitions to determine quality of asset and verify underwriting assumptions.
- Prepare and help present detailed investment committee presentations for senior management summarizing the investment thesis, target returns, scenario analysis, market and submarket research, etc.
- Quarterback the due diligence process for new acquisitions.
- Lead implementation team during due diligence.
- Conduct market and macroeconomic analysis to support company investment strategy and provide recommendations on potential acquisitions.
- Review closing statements.
- Help train and mentor analysts.
Dispositions / Joint Ventures
- Conduct detailed valuation and scenario analysis relating to hold/sell decisions for existing assets utilizing Argus and discounted cash flow models.
- Prepare presentations for review by senior management relating to disposition opportunities.
- Quarterback the disposition process by facilitating information flow between property and broker.
- Travel to properties for onsite meetings with brokers and property management teams.
- Review all marketing materials.
- Manage the seller side due diligence process including fielding and responding to potential buyer questions.
- Assist in the process of choosing a buyer.
- Assist in potential buyer interviews.
Asset Management
- Update property valuation and cash flow projections for existing assets on a quarterly basis to determine current values utilizing appropriate market capitalization rates, rental rates and other assumptions.
- Assist with annual property business plan and budget development in conjunction with property management, accounting and other members of the asset management team.
- Support quarterly reporting responsibilities to investors, joint venture partners, lenders, etc.
KNOWLEDGE & SKILL REQUIREMENTS:
- Strong understanding of fundamental economic, finance, and accounting (GAAP) principles.
- Expert skillset in the use of ARGUS, Excel, and PowerPoint.
- Detailed knowledge of real estate finance.
- Must possess a team-oriented, winning attitude.
- Ability to handle multiple projects at once and manage well to deadlines.
- Strong communication, interpersonal, analytical and organizational skills.
- Familiarity with Yardi a plus.
- Periodic travel is required.
EDUCATION & WORK EXPERIENCE:
- Bachelor’s degree in Business, Finance, and/or Accounting required.
- Minimum of three (3) years of commercial real estate analyst experience required.
