Make Ready Technician - The Vineyards

We are seeking a Make Ready Technician to join our team at the Vineyard Apartments in South County. The Vineyard Apartments is a community of four-hundred eight-six apartments with a mix of one, two bedroom apartments. 


In coordination with the Manager and Maintenance Supervisor, the Make-Ready Technician's primary responsibility is to insure that all vacated apartments are thoroughly restored to "market ready" status in a timely manner and according to the Manager's timetable. The Make-Ready Technician will carry out assigned duties in a safe manner and other duties as requested by the Manager and/or Maintenance Supervisor.  The regular schedule for the position is Monday through Friday, 8 a.m. to 4:30 p.m.


 Conduct all business in accordance with Company policies and procedures, state and federal laws; e.g., EPA, OSHA, ADA, Fair Housing, etc.

  • Must be knowledgeable of pertinent laws and EPA and OSHA regulations governing proper storage and management of hazardous materials, including solvents, flammables, caustics and refrigerants.
  • Constantly observes the condition of apartment property throughout the community and immediately reports to Manager any vandalism, property damage, suspicious activity, and unsafe conditions; e.g., broken gates leading to the pool, broken steps, open holes, broken/burned out exterior lights, and initiates action to correct if possible. 
  • Maintains awareness of proper safety precautions at all times.
  • Documents all work performed on daily basis according to company work order policy.
  • Inspects vacated apartments and completes make-ready checklists.
  • Informs Maintenance Supervisor and Manager of needed services and repairs.
  • Routinely performs the following duties in order to restore apartment to "market ready" status:
  • Checks all lights, switches & outlets and repairs or replaces as necessary.
  • Tests or install GFI's.
  • Replaces or repairs windows, latches, screens, hinges, sliding glass doors, shelves, baseboards, mirrors, and closets.
  • Checks applicable appliances and informs Maintenance Supervisor or Manager of problems.
  • Assists in changing or removing appliances from apartment.
  • Makes keys when necessary and changes locks.
  • Checks faucets, sink plugs, garbage disposals, and repairs/replaces as necessary
  • Replaces washers when needed. 
  • Performs exterior repairs to sink, bathtubs, etc., when warranted.
  • Assists with installation of countertops, cabinets, toilets, sinks, tubs, vanities, exhausts fans, range hoods, miscellaneous hardware, etc.
  • Duct work repair & minor sheet metal work.
  • Repairs or replace mini-blinds, ceiling fans, smoke detectors, etc.
  • Repairs plaster holes in walls, paints as necessary.
  • Inspects bathroom tiles, performs minor repairs/replacements.
  • Changes HVAC filters.
  • Performs or assists with trash out of apartment; e.g., moving heavy/bulky items to dumpster.
  • Assists with maintenance of occupied apartments and common areas when requested.
  • Reports supply needs to Manager and/or Maintenance Supervisor.
  • Reports all major repairs and need requisitions to Manager and/or Maintenance Supervisor prior to any expenditure of funds.
  • Performs work area clean-up and safety related duties.
  • Removes and transfers heavy appliances and equipment from storage area to apartment (or vice versa) according to safety guidelines. 
  • Assists in moving abandoned furniture, appliances, etc., to dumpster when necessary.
  • Insures that storage areas remain locked & all equipment is secured when not in use.
  • Must be knowledgeable of inventory level of spare parts and supplies and inform Maintenance Supervisor and/or Manager of shortages.
  • Assists in keeping grounds neat and free of litter. Rakes, sweeps, shovels as circumstances warrant.
  • Be aware of all utility meter cut-offs, apartment and fixture cut-offs, sewer cleanouts.
  • Required to report for emergency snow removal.
  • Performs any additional duties assigned. 
Requirements
  • High school diploma or GED required.
  • One to three years related experience and/or training; or equivalent combination of education and experience.  
  • Driver's license, reliable transportation and automobile insurance
