Property Solutions Inc. is seeking Independent Architectural/Engineering consultants in the Midwest/Northeast/Southeast/West area to join our expanding network of Independent Consultants (IC). You will conduct Property Condition Assessments (PCA) and Construction Monitoring (CM) for various contract opportunities nationwide. You will be exposed to a wide variety of property types including residential, office, retail, hospitality, and warehouse/distribution buildings. This is an ideal position for those architects and engineers who wish to utilize their technical and forensic investigation skills as to building system/component system failure. With Property Solutions, you will also get to work with other seasoned architects/engineers, conducting and leading projects independently.

Requirements

 

Responsibilities

  • Prepare Property Condition Assessment Reports and Construction Monitoring Reports
  • Conduct walk-through surveys of buildings to assess the condition of a building’s major systems: site work improvements, structural, facades and roofs, HVAC, plumbing, and electrical systems
  • Interview property owners, occupants, key site personnel and local government officials to obtain information concerning the subject property’s condition
  • Take document photographs of representative building systems, conditions, and physical deficiencies
  • Review of as-built plans and construction drawings, as provided
  • Conduct public records research regarding building and fire code violations
  • Prepare cost estimates for building systems needing repair or replacement
  • Perform Construction Monitoring and review of payment applications for lenders, investors and equity clients.

Desired Skills & Experience

  • Bachelor’s degree in Architecture, Engineering, Construction Management or equivalent field;
  • Professional license desired
  • Experience performing PCAs in accordance with ASTM 2018-24, Freddie Mac and/or Fannie Mae Guidelines
  • 5+ years of building evaluation or commercial design experience. (including but not limited to commercial buildings, manufacturing/industrial properties, office buildings, strip retail, shopping centers, and multi-family housing properties).
  • Passion for being detail-oriented and highly organized and ability to multitask
  • Proficiency in Word, Excel, Adobe Acrobat and Outlook
  • Excellent verbal and written communication; and
  • The ability to travel up to 30-40% of the time.
