As a Construction Purchasing Manager, you will take a leading position in the Subcontractor Buyout process, actively involved in soliciting subcontractor bids, evaluating project plans, and writing a detailed scope of work for the corresponding trades. The objective is to ensure the project outcome to be within budget and per the specifications. Additionally, you will play a pivotal role in the negotiation process with all vendors across all CSI construction divisions.
Job Responsibilities: Including but not limited to
- Develop a high level of expertise in interpreting project plans and comprehending construction drawings and specifications to ensure seamless compatibility.
- Attain proficiency in understanding project specifications in both CSI and Unit Price formats.
- Master the concepts of alternates and breakout prices.
- Create Bid Invitations and efficiently navigate the Smart-Bid system.
- Compile subcontractor bid lists using the Smart-Bid system.
- Meticulously craft comprehensive scopes of work for all CSI Construction Divisions.
- Assist new subcontractors in the pre-qualification process, continuously track bid status, and maintain detailed records on SmartBid.
- Skillfully negotiate contracts, scope of work, and schedule of values for all contracts.
- Establish and maintain vital relationships within the subcontractor market.
- Initiate, follow-up on, receive, and process subcontractor pricing requests and proposals.
- Provide prompt responses to subcontractor inquiries during the bid process.
- Develop a high level of proficiency in the On-Screen Take-Off Program.
- Conduct comparisons with incoming proposals.
- Demonstrate expertise in MS Excel estimate formats.
- Familiarize yourself with departmental standards and forms.
- Prepare bid invitations including scopes of work for subcontractors to bid.
- Qualify all incoming proposals.
- Create bid leveling sheets containing a minimum of three subcontractor proposals for project review.
- Seamlessly incorporate all RFI responses into the final estimate.
- Identify potential value engineering opportunities and incorporate within the proposed design.
- Maintain an ongoing, collaborative relationship with subcontractors who were not awarded the project.
- Proactively develop proficiency in all trade classifications.
- Rigorously review all subcontractor change order requests
- Collaborate with the Field Project Manager and Superintendent. Requirements:
- A Bachelor’s degree in construction management, engineering, architecture, or a related field is preferred.
- Previous experience as an estimator or project engineer for a general contractor or subcontractor is advantageous.
- Proficiency in reading blueprints and an understanding of construction methods.
- Exceptional attention to detail and the ability to manage multiple tasks concurrently.
- Advanced skills in MS Excel, Word, Smart-Bid, PlanGrid, Autodesk Build, or other estimating tools and technology.
- Strong written and verbal communication skills.
- Must possess excellent time management skills with the ability to handle multiple projects simultaneously, while planning and executing timely, effectively, efficiently, and accurately.
