Summary:
The Investments and Underwriting Manager will support the Trinitas development and acquisition teams through comprehensive research, pro forma modeling, and detailed analysis of prospective real estate investment opportunities. Furthermore, this position will provide valuable contributions to the asset management team by conducting financial analysis and overseeing the company's operating properties.
What You’ll Do:
- Assists in financial underwriting for Student Housing, Multifamily, and Mixed-Use development and acquisition opportunities, including initial opportunity evaluation and analysis.
- Assists in the compilation, analysis, and interpretation of market research data, and performs due diligence of identified target markets and their respective development opportunities, acting with extreme ownership.
- Performs complex financial analyses and pro forma modeling, including real estate cash flow projections, valuation models, and other project investment analysis to support decision-making.
- Participates in capital market activities related to real estate acquisitions, contributing to the growth and success of our investments.
- Assists in researching Student, Multifamily, and BTR (build-to-rent) real estate trends, staying ahead of industry developments.
- Develops robust and positive internal working relationships with project executives, asset management, senior management, and other key peers during the project investment process, fostering collaboration and innovation.
- Becomes a key participant and objective contributor during project assessment in Investment Committee meetings, driving informed decision-making.
- Assists in the management of the company’s diverse real estate portfolio to maximize individual asset and enterprise value, supporting the implementation of Trinitas' approved strategies.
- Supports the implementation of the approved strategy of Trinitas’ real estate assets, including operating, refinance, and disposition strategies, ensuring alignment with our core values.
- Assists in the reporting process, including budget and business plan review, debt compliance monitoring, and other recurring deliverables, maintaining transparency and accountability.
- Provides support for sale and refinance decisions, as well as lease and credit tenant analysis, enhancing our investor relations activities.
- Assists in investor relations activities, helping develop Trinitas’ reputation through consistent and clear communication between internal and external partners, embodying our commitment to excellence.
Who You Are:
· Bachelor’s Degree with a major in Finance, Accounting, Real Estate, or related field, or equivalent combination of education and experience.
· Minimum 3 years of previous experience in commercial real estate financial analysis and modeling.
· Prior Multifamily, Student or similar commercial real estate or banking experience preferred.
· Strong knowledge of financial analysis methods as they apply to real estate underwriting.
· Proficient in using Microsoft Excel for financial analysis and underwriting.
· Meticulous and highly organized, with exceptional time management abilities.
· Ability to effectively communicate verbally and in writing with people from varying levels and backgrounds.
Work Environment and Physical Demands:
· Primarily inside work with little to no exposure to elements.
· Ability to sit at and use a computer for long periods of time.
· Ability to perform basic manual dexterity activities such as using a keyboard.
· Ability to read and speak the English language fluently.
· Ability to travel as needed.
