· Expectations of this position requires a 50 hour work week which includes weekends/evening and (Saturday and/or Sunday). Hours beyond 50 must be approved in advance by your supervisor. This applies only to associates who are non-exempt.
· Daily supervision of the Maintenance staff including primary and secondary assigned hotels.
· Work directly with the GM to set number of hours/visits/shifts each month for individual and area property maintenance services.
· Maintenance and repair of hotel rooms & public areas, swimming pool, laundry, HVAC systems and kitchen equipment.
· Ensure preventive maintenance is performed in a timely fashion a on all equipment. Maintain the necessary documentation to support the P.M. process.
· Practice accident prevention and ensure that the safety of all individuals is paramount in the planning and execution of all repair work and maintenance procedures.
· Assist the Area Manager and General Manager in the training of the hotel team in accident prevention and emergency response.
· Ensure the hotel is following the requirements associated with Franchise Quality Assurance guidelines (QA Inspection).
· Complete all maintenance and repairs in a timely, cost effective basis, and according to Franchisor/SHG specifications.
· Manage the inspection of all building systems to ensure guest and employee safety.
· Respond quickly to guest requests in a friendly manner and follows up to ensure guest satisfaction.
· Assist the property’s GMs hiring, developing, motivating, coaching and counseling, and conducting performance reviews of the maintenance staff.
· Conduct training classes regarding safety, security, and department procedures and service guidelines.
· Ensure staff understanding of Franchisor/SHG standards, philosophy, and market position processes.
· On call at all times to support hotel in maintenance related items.
· Duties are subject to change and additional responsibilities/tasks may be assigned as needed.
· Minimum of two-years experience* in hotel/restaurant maintenance and quality control. *Length and depth of experience may vary based on property type, needs and number of rooms.
· Knowledge of all technical aspects of engineering: mechanical, electrical, plumbing, HVAC, communications systems.
· Exceptional people skills, ability to train and mentor associates at various levels.
· A sense of urgency in all matters.
· Must be able to communicate effectively verbally and in writing with superiors, colleagues, Guests and corporate staff.
· Proficient with computers.
· Proficient in cost analysis and budgeting.
· HVAC certification.
· Swimming Pool Certification.
