Description

JOB SUMMARY: Responsible for closing document preparation and funding of residential loans. Reviewing processing, underwriting and title documents for proper completion and reporting any deficiencies to responsible parties. Must have a solid knowledge of fundamentals of mortgage; coordinate with title companies to address any questions or resolve any issues to ensure loans are closed in a timely manner. Requires in depth knowledge of TRID including reviewing loan level compliance reports for state, federal, and product specific, knowledge of state specific signatory requirements and tax prorations.


ESSENTIAL FUNCTIONS:

  • Demonstrates core values and guiding principles as outlined in the Bank’s identity statement. 
  • Ensures that all activities and work functions comply with compliance requirements as are defined in company policies and procedures and state/federal laws and regulations. 
  • Ensures minimum requirements are met prior to delivering printed documents to the requesting entity. 
  • Reviews the title commitment and coordinates with the Banking Assistant and title company to resolve any issues or problems so that clear title will be transferred at closing. 
  • Coordinates with Processor to ensure that all underwriting requirements are met. 
  • Must have working knowledge of various investor guidelines and current regulatory guidelines such as RESPA, MDIA, TILA and TRID.
  • Ensures documents are generated according to service level requirements and generates error free loan documents based on the type of loan approval presented. 
  • Performs quality review of file to ensure accuracy; monitors file to ensure closing at locked interest rate and contract date. 
  • Reviews closing instructions; determines charges to be collected at closing such as appraisal/inspection fees, credit report charges, recording and title insurance costs, etc.; provides title company with any needed follow up; responsible for balancing fund receipt to bills paid on general ledger.
  • Balance closing disclosure with title company
  • Ensure all closing and funding conditions are satisfied
  • Review executed documents for completeness
  • Request and prepare wires
  • Issue funding authorization
  • Maintain real time loan status within LOS
  • Communicate details with Processors, title companies, vendors, and internal staff throughout the process
  • Assist with investor conditions and post-closing functions as needed
  • Issues closing instructions to title companies; assists with post-closing communication and helps to correct any mistakes made on documentation by the title company at the time of closing. 
  • Coordinates with the title company to issue the Mortgage loan proceeds and fund the loan to the title company. 
  • Work closely with Post Closing to decrease the amount of post-closing exceptions
  • Ensures confidentiality of bank and customer information
  • Performs other duties as assigned


Requirements

QUALIFICATIONS:

  • High school diploma or equivalent. 
  • 3+ years relevant experience 
  • Thorough knowledge of mortgage lending guidelines and regulations (FHA, VA, Conventional) 
  • Thorough knowledge of title/ownership documentation records 
  • Encompass experience preferred.
  • Excellent communication skills (oral and written).
  • Excellent computer skills in a Windows environment.
  • Ability to meet deadlines and handle stress.
  • Ability to Multi-task.

  • Ability to work well with others.
