Duties and Responsibilities

Conduct all business in accordance with company policies and procedures, Fair Housing laws, Americans with Disabilities Act, Fair Credit Reporting Act, Section 8 and all other laws pertaining to multifamily housing. Tax Credit compliance training preferred. 

Oversee operations in Yardi, to include:

· Ensure business procedures are followed for all properties.

· Review and ensure completion of rental applications, asset and income verification and reference requests.

· Process all paperwork following LIHTC and Fair Housing Guidelines

· Coordinate tenant selection and maintain waitlists.

· Ensure a positive and compassionate customer service for all applicants and tenants.

Personnel

· Maintains a cohesive working relationship with site superintendents to ensure all property goals are achieved in a timely and efficient manner.

· Clearly communicates documents needed to properly secure each lease.

Administrative/Office

· Ensures that lease files are completed properly and recertifications are done before the required due date.

· Approves all rental applications and prepares documents for signing prior to move-in. 

· Submits required reports to Compliance Director as instructed.

Resident Relations

· Maintains positive employee service attitude.

· Provides excellent experiences for our prospects, applicants, and residents.

· Provides positive interaction with prospects and residents by responding promptly to their requests.

General

· Becomes familiar with the company’s strategic goals each year, striving to accomplish the goals at the site level.

· Strives for excellence in all areas of customer service, including customer service within the company as well as outside the company with residents and vendors.

· Performs any additional duties or tasks as assigned by the Compliance Director or IMI.

Qualifications & Requirements

Experience in on-site property management required. Must have a background in supervision and a successful track record of accomplishments. Computer Skills: Word processing software, spreadsheet software, Internet, email software, Yardi and Rent Care. Office Equipment: Personal computer, adding machine, copy machine, scanner, telephone. 

Work Hours: Office hours are 7:30 AM to 4:30 PM PST. 

· High School diploma or equivalent required; college degree preferred.

· Certified Apartment Manager (CAM), Residential Apartment Manager (RAM) or Certified Property Manager (CPM) certification required within 6-months of hire.

DRIVING REQUIREMENTS

· Must have valid driver's license and automobile insurance.

ADDITIONAL REQUIREMENTS:  

Must have a valid broker's license in the state they work in.
