Building Engineer
Summary
The Building Engineer is responsible for the daily operation, routine and preventative maintenance of the property and its physical plant. This position requires the employee to be on call twenty-four (24) hours per day, three hundred sixty-five (365) days per year. This position requires a 40-hour work week; specific hours to be determined by property manager on a property-by-property basis.
Supervision Received:
Receives direction and reports to the Property Manager.
Essential Functions:
Property Inspections
- Conducts and records routine property inspections in accordance with the maintenance log and other preventive maintenance schedules as they are implemented
- Reports any noted deficiencies or problems to the Property Manager
- Makes necessary repairs within capability
- Coordinates contractor repairs
- Identifies future maintenance needs
- Documents inspections and forwards same to Property Manager
- Assists Property Manager with Environmental Inspections, mortgage company inspections and insurance company inspections
Property Work Orders
- Responds, in a timely manner, to all work orders as a result of specific Tenant requests and/or those generated by the Property Management Department
- Returns to Property Manager all completed work orders with resolution or status of problem noted accordingly
- Corresponds with Tenant in the event of a delay in processing of work order
Supplies and Equipment
- Maintains inventories of all expendable supplies and frequently used materials
- Acquires seasonally required supplies
- Purchases other tools and equipment
- Maintains tools and equipment
- Conducts and annual inventory of tools and equipment
- Has vehicles serviced and maintained on a regular and as needed basis
Tenant Move-Ins/Move-Outs
- Coordinates tenant move-ins with Property Manager
- Cleans and inspects space for pre-occupancy
- Coordinates and accommodates for tenants’ contractors and movers
- Inspects space after tenant vacates and reports condition to Property Manager by way of Move-Out Inspection form
- Corrects deficiencies within capability
Contractor Supervision
- Provides oversight of services performed by contractors
- Insure adherence to contract specifications
- Monitors on-site job conditions for safety and security
- Provides required access and informational assistance as needed
- Provides overall quality control
- Provides construction services as required for specific Tenant Improvement projects
- Maintains communication system with janitorial contractor
Promotions
- Assists Property Manager with special events or functions
- Provides assistance to Events and Special Services Coordinator to ensure all necessary items are available for all events
Accounting and Record Keeping
- Provides accurate accounting of time allocations between properties and/or jobs
- Provides consistent tenant work order billing information to Property Management department
- Provides other accounting information as new policies and procedures are implemented
- Reads and records utility sub-meters as required
- Provides detailed accounting of cash expenditures
- Provides detailed descriptions on all purchase orders, requests and receipts

- Five years minimum experience in the field.
- Engineers license preferred, but not required.
- Universal CFC license preferred/ HVAC experience required.
- Experience working in a commercial/retail environment preferred.
- Ability to maintain documentation and logs for preventive maintenance, inspections and repairs
- Proficiency with computerized systems and communications.
- Active, valid driver's license and reliable vehicle
