Purpose of Position


The Director of Investments leads the full investment lifecycle, from sourcing and evaluating opportunities to acquisition and eventual disposition. This role ensures adherence to investment procedures through close collaboration with the investments team and serves as a key representative to external stakeholders, including brokers, lenders, and property owners. 

Requirements

Acquisitions

  • Source and evaluate prospective acquisition opportunities in accordance with the firm’s investment criteria in target markets. Make offers and recommendations to proceed with an investment to appropriate parties.
  • Collaborate with the investments team on underwriting, transaction management, and debt management to analyze and facilitate closing of prospective investment opportunities.
  • Travel regularly to target markets to build and maintain market knowledge, broker relationships, and evaluate investment opportunities.
  • Serve as the primary contact during the acquisition process, including performing site visits, market tours, reviewing materials, business planning, and addressing any other needs to achieve desired outcomes.
  • Work closely with legal counsel to structure and negotiate purchase and sale agreements to mitigate unnecessary exposure and secure favorable terms.
  • Interact with the debt management team to source acquisition loans, participate in negotiation of term sheets and loan documents, and assist with ongoing compliance of various terms and covenants.
  • Establish and maintain excellent relationships with brokers, sellers, lenders, and other key stakeholders.
  • Support investor relations and associated parties on an as-needed basis regarding market, property, and investment updates.

Dispositions

  • Serve as the primary contact and own the disposition process from marketing to sale of the asset to maximize value for the stakeholders.
  • Evaluate offers and lead negotiations to ensure favorable terms and agreements for all stakeholders.
  • Work closely with the Portfolio Ops team to ensure assets are ready and positioned well to be taken out to the market. 

Leadership

  • Lead and manage a high-performing deal sourcing team, setting performance goals and ensuring they are met or exceeded.
  • Identify and source strategic partners and vendors for all strategies.
  • Stay connected to market conditions, emerging trends in the real estate industry, and competitor activity to position CIRE competitively in the market.
  • Identify and implement procedures to improve the investments department.
  • Leverage technology and data sources to make data driven decisions and build scalable department.

Reporting Structure

Position reports directly to: Co-Founder & Principal


Position Competencies 

  • Exceptional communication, relationship management, and negotiation skills with a track record of achieving win-win outcomes and closing high-stakes deals.
  • Established industry relationships with key stakeholders, including brokers, lenders, and owners.
  • Financial acumen with a comprehensive understanding of real estate markets, underwriting, and investment strategies. 
  • In-depth knowledge of current real estate trends, market conditions, and regulatory environments.
  • Skilled in identifying and mitigating potential risks associated with acquisitions, including financial, operational, and market risks.
  • Proven leadership experience and ability to work cross-functionally.
  • Ability to travel to prospective investments.

Work Experience Qualifications

  • 8+ years of relevant real estate and industry experience. Preferred experience with middle market commercial acquisitions. 
  • Established track record of sourcing and closing transactions.
  • Proficiency with CRM software (HubSpot or similar) 

Working Conditions 

Environment 

The primary working environment is an Indoor Office Setting utilizing computer workstation and general office equipment. The position will sit at their workstation for a significant portion of the work. Some positions may need to travel to asset locations and these sites will vary in nature. Employees are required to comply with all applicable safety provisions as posted on site or briefed by management. This includes use of any required PPE specific to said location.


Physical Requirements

The physical demands of the position are consistent with administrative/clerical work in an office setting and involves extended periods of sitting at a desk, using a computer for typing and data entry, and managing paperwork. It requires fine motor skills for operating a keyboard and mouse, as well as handling and organizing documentation, which may involve lifting, bending, and reaching. Employees also need to walk around the office for tasks like delivering documents or attending meetings and maintain good visual attention for prolonged periods of reading or screen time.

Salary Description
$150,000 - $250,000
