POSITION: MEP Engineer – Building Assessments 

LOCATION: Flexible / Nationwide


POSITION SUMMARY


AEI Consultants has a new career opportunity available for a licensed and experienced Mechanical, Plumbing, and Electrical (MPE) Engineer to perform property condition assessments (PCAs) for complex commercial buildings, including high-rise offices, hospitals, data centers, and mixed-use developments. The ideal candidate will possess deep technical expertise in building systems and a strong understanding of industry standards, including ASTM E2018-24.


ESSENTIAL DUTIES AND RESPONSIBILITIES


· Conduct detailed on-site inspections of mechanical, plumbing, electrical, and life safety systems in large-scale commercial properties.

· Evaluate system condition, performance, code compliance, and remaining useful life.

· Identify deficiencies, deferred maintenance, and capital repair/replacement needs.

· Prepare comprehensive PCA reports aligned with ASTM E2018-24, including system descriptions, findings, recommendations, and cost estimates.

· Collaborate with multidisciplinary teams including architects, structural engineers, and environmental consultants.

· Communicate findings effectively to clients through written reports and presentations.

· Stay current with applicable building codes, NFPA, ASHRAE standards, and emerging technologies.


QUALIFICATIONS


· Technical expertise in HVAC systems (e.g., central plants, chilled water, VAV), Electrical distribution (e.g., medium voltage, emergency power), plumbing systems (e.g., domestic water, sanitary, storm), Life safety systems (e.g., fire alarm, sprinkler, emergency lighting) 

· 7+ years of previous experience performing PCAs and related projects

· Familiarity with ASTM E2018-24 and other relevant assessment standards

· Proficiency in Microsoft Office and technical reporting tools (e.g.: Quire) 

· Strong analytical, written, and verbal communication skills

· Ability to work independently and collaboratively within multidisciplinary teams

· Willingness to travel to project sites as needed

· Experience with mission-critical facilities such as hospitals or data centers preferred

· Knowledge of energy efficiency, commissioning, and sustainability practices preferred

· Familiarity with building automation systems (BAS) and smart building technologies

· Experience with CAD, Revit, or BIM tools


EDUCATION


· Bachelor’s degree in Mechanical or Electrical Engineering required; master’s degree preferred


LICENSES / CERTIFICATIONS


· Active Professional Engineer (PE) license required


PHYSICAL REQUIREMENTS


· The work environment may be both indoors and outdoors. Indoor work takes place in a typical office setting. The noise level in the work environment is usually moderate. Outdoor work requires the ability to effectively perform work in all types of weather conditions. While performing the duties of this job, the employee is regularly required to sit, type, handle office and/or field equipment, speak and hear. The employee may occasionally be required to stand, walk, balance, kneel or crouch. The employee may be required to travel independently and lift and/or move up to 25 pounds. Specific vision abilities required by this job include close vision and the ability to focus.

Salary Description
115,000 - 135,000
