JOB TITLE: Maintenance Coordinator

REPORTS TO: Maintenance

STATUS: Non-Exempt

POSITION TYPE: Part-time (20 hours per week)


PURPOSE: The Maintenance Coordinator will be responsible for the overall appearance of the community’s physical plant, including common areas and resident private unit as well as provide transportation services for scheduled appointments. 


MAINTENANCE RESPONSIBILITIES AND DUTIES

  • Responsible for maintenance and upkeep of the physical plant, for the safety of residents and in compliance with law.
  • "On-call" in case unsafe condition develops with regard to physical plant.
  • Help Administrator with maintenance supplies inventory
  • Attend staff meeting and in-service training as required
  • Practice safety techniques in using tools and supplies
  • Timely repair or replace fixtures that need fixing or replacing as reported.
  • Maintain grounds, possible light gardening
  • Clean all outside walls and windows
  • Clean carpets as schedules or needed
  • Touch-up paint as need or schedules
  • Perform minor repairs
  • Ensure that garbage and recycle areas are continually clean and orderly
  • Oversee operations of housekeeping department and laundry
  • Report any known or suspected elderly abuse to the appropriate agencies, including but not limited to Adult Protective Services, Ombudsman, and Community Care Licensing
  • Other duties as assigned by the Administrator


  

ADDITIONAL RESPONSIBILITIES:

  • Completes and follows in-house safety program and ensures compliance with all safety laws (i.e. OSHA, Title 22, Fire Authority, etc.)
  • Understands and promotes the community’s fire and accident prevention, sanitation procedures, and use      of fire safety equipment. 
  • Performs other duties as assigned.

Requirements

QUALIFICATIONS:

  • Each employee must have a physical examination and tuberculin test performed by a physician. The tests are to be completed (with results) within seven (7) days after hire (unless regulations stipulate completion before employment.) If the exams are not completed within this time, the employee will be placed on suspension until they are completed. 
  • The Department of Social Services (DSS) licensing agency requires that fingerprint cards and an affidavit on criminal convictions be submitted for the purpose of conducting a criminal record review. The DSS will issue an approval or denial according to the criminal clearance reports. An approval must be obtained in order to retain employment 
  • Willing to submit to any drug screening as requested or required
  • All employees must keep their FIRST-AID certification current 
  • The person selected for this position must be eighteen (18) years or older
  • Skills and knowledge of cleaning techniques preferred and the ability to follow procedures and keep on schedule.
  • Organizational Skills: Must be able to maintain order and efficiency and keep work supplies organized.
  • Mental: Must be able to handle stress well, stay calm under pressure; Ability to think and make decisions consistent with policies and procedures and licensing regulations.


  EDUCATION & EXPERIENCE:

  • High School Diploma/GED, preferred
  • Related certifications/license from a trade or technical college, preferred
  • Minimum of 1 year of demonstrated experience in the maintenance service field


WORK ENVIRONMENT:

The environment can be fast-paced and the noise level may vary from quiet to moderately loud depending on various factors. The role may involve working on weekends, holidays, overtime or during emergencies based on resident needs and shift schedules. 


PHYSICAL DEMANDS:

  • Ability to stand and walk for the majority of the shift.
  • Frequent bending, stooping, reaching, and crouching to access supplies and clean.
  • The ability to lift up to 50lbs.
