Location: Stadium Lofts, 1300 Spruce St., Saint Louis, MO. 63102

Compensation: Competitive pay based on experience, plus a benefits package including health insurance, paid time off, and rental discount.

Hours: M-F 8:00am~4:30pm, On-call after-hours


The Opportunity: Are you a hands-on problem-solver who takes pride in your work? We are seeking a dedicated Maintenance Technician to serve as the go-to expert for all things repair and upkeep at our thriving apartment community. You will play a crucial role in ensuring our residents' satisfaction by responding to their service requests promptly and maintaining the overall beauty and functionality of our property.


Essential Duties and Responsibilities: 

1. Maintenance Repairs & Troubleshooting: 

  • Diagnose and perform minor repairs on plumbing, electrical, and HVAC systems. 
  • Troubleshoot and repair major appliances (refrigerators, stoves, dishwashers, washers/dryers). 
  • Perform general carpentry work such as drywall repair, patching, painting, and door/lock repair. 
  • Address and resolve issues with windows, screens, blinds, and cabinetry. 

2. Apartment Turnover (Make-Ready): 

  • Efficiently prepare vacant apartments for new residents, ensuring they are market-ready. 
  • Tasks include painting, deep cleaning, repairing all components, and replacing items as needed. 
  • Ensure all make-ready work is completed within the established timeline. 

3. Grounds & Common Area Maintenance: 

  • Maintain the property's curb appeal by picking up trash, pressure washing, and maintaining clean common areas (laundry rooms, clubhouse, offices). 
  • Perform light landscaping duties as needed (trash removal, sweeping, leaf blowing). 

4. Preventive Maintenance: 

  • Conduct routine inspections of the property, buildings, and equipment. 
  • Perform scheduled preventive maintenance on all mechanical equipment, including HVAC systems, pool equipment, and emergency generators. 

5. Customer Service & Communication

  • Interact with residents in a professional, courteous, and helpful manner. 
  • Clearly communicate the status of repairs and estimated completion times to residents and the management team. 
  • Maintain accurate and detailed records of work performed, time spent, and materials used. 

6. Safety & Compliance: 

  • Adhere to all company safety policies and procedures. 
  • Ensure all work is performed in compliance with local, state, and federal regulations (e.g., OSHA). 
  • Maintain a clean, organized, and safe work area and maintenance shop. 
Requirements

Experience: Minimum of 2 years of experience in residential property maintenance or a similar hands-on role. 


Technical Skills: Proficient in most of the following: Plumbing (unclogging drains, repairing faucets, toilets) 

  • Electrical (replacing outlets, switches, light fixtures, troubleshooting) 
  • Appliance Repair 
  • HVAC Systems: EPA Certification is highly preferred and often required
  • Carpentry, Drywall, and Painting 

Tools: Must possess a reliable and comprehensive set of hand and power tools. 


Physical Requirements: 

  • Ability to lift and carry up to 50 pounds. 
  • Ability to stand, walk, climb ladders and stairs, bend, kneel, and stoop for extended periods. 
  • Comfortable working in various environmental conditions. 

Licenses: A valid driver's license and reliable transportation are required.

Bonus Qualifications (For a Lead or Supervisor Role): 

  • CPO (Certified Pool Operator) certification. 
  • Experience with landscaping and irrigation systems. 
  • Experience scheduling and supervising contractors. 
  • Experience with property management software (e.g., Yardi, AppFolio).
