Description

Candidate must be well rounded and have a strong background in all Plumbing  and Mechanical Systems. Candidate must be able to manage large projects ranging $5 – $20 million dollars. Performing duties and responsibilities to include, but not limited to,   

managing trade contractors, logistics, quality control, and schedule integrity, ensuring all installations from foundation to commissioning are executed safely, efficiently, and in strict accordance with project plans and applicable codes.

  

Essential Duties and Responsibilities

I. Project Integration and Collaboration (PM & BIM Focus) 

  • Project      Manager (PM) Partnership: Work in close partnership with the      Project Manager to manage project cost control, review monthly      financial projections for P&M scopes, and provide proactive      forecasting of labor, material needs, and schedule impacts.
  • BIM      and Coordination: Actively participate in the BIM coordination      process for all MEP systems. Utilize the coordinated model to lay out      work in the field, run clash detection meetings, and resolve all spatial      conflicts between mechanical/plumbing systems, structural elements, and      other trades before physical installation begins.
  • RFI/Submittal      Management: Own the timely creation and resolution of Requests for      Information (RFI) stemming from field-identified P&M issues and      expedite the review of technical submittals.

II. Field Operations and Technical Execution

  • Ground-Up      Execution: Oversee and manage all phases of P&M installation,      beginning with rough-in (underground and vertical), through trim-out,      equipment setting, and final systems commissioning for new structures.
  • Trade      Supervision: Directly manage and coordinate all daily activities of      the Plumbing and HVAC subcontractors, installers, and material suppliers.
  • Quality      Assurance: Perform systematic quality inspections of all work,      including pressure testing, leak checks, and verifying installation      against specifications and the BIM coordination model.
  • Commissioning:      Lead the final stages of project turnover, including the comprehensive      startup, testing, balancing (TAB), and functional performance testing of      all HVAC equipment and systems.

  • Leadership      & Communication: Strong capacity to lead field teams, hold      subcontractors accountable to commitments, and clearly communicate complex      technical information to diverse groups.
  • BIM      & Technology Fluency: High comfort level utilizing digital models      and construction software (e.g., Procore, Bluebeam) for daily field      management and reporting.
  • Fiscal      Responsibility: Ability to manage field activities in a manner that      maximizes labor productivity and minimizes waste, overtime, and      unnecessary material costs.

  

Qualifications and Experience

Technical Knowledge & Local Expertise ?

  • DC      Proper Code Expertise: Deep, practical knowledge of the D.C.      Construction Codes (DCCC), specifically the Mechanical Code and      Plumbing Code, and a proven track record navigating the DCRA      (Department of Consumer and Regulatory Affairs) inspection and      permitting process.
  • Code      Proficiency: Expert understanding of the International Mechanical      Code (IMC) and International Plumbing Code (IPC) standards.
  • Trade      Background: Strong, demonstrable background as a former Journeyman or      Master Plumber/HVAC Technician, or a degree in Construction Management or      Mechanical Engineering.
  • Project      Experience: Minimum of 7 years of experience in commercial      ground-up construction, with at least 4 years supervising Plumbing      and HVAC trades. Specialized experience in Data Center, High-Rise      Mixed-Use, or Institutional construction is highly valued.

Required Certifications & Tools

  • Safety      Certification: Current OSHA 30-Hour Certification is mandatory.
  • Software      Skills: Mandatory proficiency with construction management software (Procore,      PlanGrid) and visualization tools (Bluebeam Revu) for daily      field reporting and documentation.
Requirements
  • Minimum 7 years’ experience in Plumbing &/or HVAC Systems
  • Journeyman in Plumbing or HVAC license preferred
  • Journeyman in Gas Fitting preferred
  • Extensive knowledge of all codes
  • Detailed resume with references within the industry
  • Portfolio or History of previous projects
  • Must be familiar with all aspects of Plumbing Systems from the ground through the roof
  • Must be computer literate and tech savvy
  • Experience with the process of rigging, installing, start-up, and commissioning cooling towers, chillers, boilers, large roof top equipment
  • Experience with hydronic and refrigeration piping processes
  • Experience with VRF systems
