Description
Job Summary
The Superintendent I is responsible for managing daily on-site construction operations with an emphasis on small projects (under $5M) and interior construction. This role oversees scheduling, subcontractors, safety, quality control, inspections, and jobsite logistics to ensure projects are completed safely, on time, and in accordance with contract documents and municipal requirements. The Superintendent works closely with the Project Manager and Senior Superintendent and serves as the primary on-site leader.
Key Responsibilities
Jobsite & Team Leadership
- Supervise, mentor, and coordinate Assistant Superintendents, laborers, and subcontractors
- Maintain productive working relationships with project teams, subcontractors, inspectors, and neighbors
- Enforce labor contract requirements when applicable
Schedule & Coordination
- Assist in developing and maintaining project schedules
- Coordinate sequencing of work, subcontractor activities, inspections, deliveries, and manpower
- Monitor progress and take corrective action to maintain schedule commitments
Safety & Site Management
- Enforce company and site-specific safety programs
- Conduct and document weekly safety meetings and inspections in Procore
- Maintain site security, signage, housekeeping, and jobsite logistics
Quality Control
- Review construction documents for buildability and sequencing
- Assist in developing and implementing the project quality control program
- Coordinate testing, inspections, layouts, pre-punchlists, and final punchlists
- Ensure all work meets project specifications and quality standard
Municipal & Inspection Coordination
- Verify permits and approvals are in place prior to starting work
- Coordinate and attend inspections and ensure compliance with municipal codes
- Obtain final inspections and occupancy approvals
Construction Administration
- Maintain accurate daily reports and documentation in Procore
- Coordinate submittals, RFIs, field directives, and change orders with the PM
- Verify subcontractor insurance compliance prior to work
- Track percent complete for project draws and subcontractor payments
Project Closeout
- Complete punchlist items and assist with project closeout documentation
- Support collection of warranties, O&M manuals, lien waivers, and as-builts
- Participate in closeout meetings and final billing activities
Additional Support
- Assist with value engineering, quantity takeoffs, and bid support as needed
Qualifications
- Bachelor’s degree in Construction Management, Design, or equivalent experience
- 3–8 years of experience supervising construction trades
- Proficient in Procore and Microsoft Office
- Strong communication, organizational, and leadership skills
- OSHA 10 certification required
- Valid driver’s license and reliable transportation
