Hiring Rate: $66,000 - $88,000 per year, dependent on experience and education

Work Location: Hybrid—three days remote and two days in-office. *This role requires regular on-site client or field visits, including on days scheduled for remote work. Employees may work from home before or after site visits, depending on scheduling and operational needs.


Position Overview:

New Ecology, Inc. (“NEI”) is seeking an experienced HERS Rater II to independently conduct residential energy ratings and performance testing. This mid-level position requires RESNET certification and demonstrated proficiency in building performance assessment. The HERS Rater II will manage their own portfolio of projects while mentoring entry-level staff and ensuring compliance with all applicable standards.

The role will support the Field Services team at NEI while learning, studying, and growing into a certified HERS rater. The Field Services team completes construction inspections, installation verifications, and energy modeling services in support of energy code compliance and high-performance building certification programs including PHIUS Passive House, ENERGY STAR Efficient New Homes Program, LEED, and Enterprise Green Communities with a focus on multifamily housing.


Responsibilities

  • Complete detailed visual inspections of thermal envelope, mechanical systems, and building components
  • Mentor and provide field training to entry-level raters
  • Identify quality assurance issues and recommend corrective actions
  • Participate in file audits and quality control reviews
  • Manage scheduling and coordinate multiple projects simultaneously

Field Work and Construction Support

  • Independently conduct on-site inspections, verifications, and diagnostic testing (including unit and building blower door and duct leakage testing) in accordance with RESNET standards and green program requirements including ENERGY STAR, LEED, EGC, and Phius .
  • Prepare timely site visit reports, and participate in contractor briefings and trainings
  • Communicate effectively with site superintendents and subcontractors to provide clear guidance, identify potential issues, ensure proper implementation of green program principles, and minimize performance failures.
  • Troubleshoot issues that arise during construction and provide actionable solutions to keep projects on track.
  • Building Performance Analysis
  • Complete plan take-offs and prepare accurate energy models using Ekotrope software and generate HERS Index scores
  • Update plans with testing and verification results and respond to QA provider questions
  • Documentation & Reporting
  • Interpret building plans and specifications to verify compliance with energy codes, green certification programs, and for general constructability
  • Prepare, organize, and submit all necessary documentation for HERS ratings, ENERGY STAR, LEED, EGC, Phius and other applicable certifications.
  • Produce high-quality inspection reports and certificates within established timelines
  • Communicate technical findings and recommendations to builders, contractors, and homeowners

Project Management

  • Manage a portfolio of multifamily HERS rating projects, serving as the primary point of contact for construction teams.
  • Collaborate with NEI’s project managers and engineers to establish energy efficiency strategies and ensure project goals are met.
  • Manage project timelines, budgets, and deliverables to meet strict deadlines.
  • Stay current with evolving energy codes, building science best practices, and certification program updates.
  • Provide mentorship and training to junior staff including RFIs and Rater trainees, providing QA/QC and feedback on findings

Professional Development:

  • Maintain current RESNET certification and complete continuing education requirements
  • Attend conferences such as PHIUSCon, RESNET, and others.


Qualifications

Required Qualifications

  • Active RESNET HERS Rater certification (required)
  • Minimum 2-3 years of experience conducting HERS ratings for multifamily buildings
  • ENERGY STAR Multifamily New Construction certification.
  • Demonstrated proficiency with Ekotrope energy modeling software
  • Thorough understanding of RESNET standards, IECC, and relevant building codes
  • Strong knowledge of residential construction methods and building science principles
  • High proficiency in reading and interpreting architectural plans and specifications.
  • Experience with diagnostic equipment operation, calibration, and troubleshooting
  • Proven ability to produce accurate, timely reports with minimal supervision
  • Exceptional communication and interpersonal skills, with the ability to clearly articulate technical concepts to both technical and non-technical audiences.
  • Strong organizational and time-management skills with the ability to work independently and manage multiple projects simultaneously.
  • A valid driver's license and the ability to travel to project sites as needed
  • Physically able to access crawlspaces, attics, other tight spaces, and climb ladders/ stairs, go on flat roof tops

Preferred Qualifications

  • Phius Certified Verifier accreditation.
  • Experience with Efficient New Homes Program and Indoor AirPlus
  • BPI Building Analyst / BPI Multifamily Building Analyst.
  • LEED Green Rater.
  • NGBS Green Verifier.
  • OSHA 10 or 50 Certification
  • Experience conducting energy audits and diagnosing building enclosures and HVAC equipment issues. 
  • Bachelor's degree in building science, Architecture, Engineering, or related field.
  • Experience with other energy modeling software (e.g., REM/Rate, WUFI).

Work Environment

  • This position is a mix of office-based work and fieldwork. Travel to construction sites in New England (primarily in Massachusetts) is required typically 60% of the time. Occasional travel to our Mid-Atlantic office may be required.
  • In-office presence is required two days per week
  • Fieldwork includes visiting active construction sites in various stages of completion. This requires the ability to navigate uneven terrain, work on roofs, climb ladders and stairs, and work in varied weather conditions.
  • Must be able to lift and carry diagnostic equipment (up to 50 lbs).

Schedule: Full-time, Exempt (40 hours per week, M-F, 9 am-5 pm)


Compensation: $66,000–$88,000, based on experience and education. The full potential range for this Boston, MA based role is $66,000–$110,000, with typical hires within the lower half and strong potential for performance-based growth.
