Job Purpose
The Development Associate/Manager will support data center development activities within Longroad’s Strategic Partnerships and M&A function. As data centers represent a new and evolving component of Longroad’s development portfolio, this role will focus on advancing development-related workstreams for data center opportunities in the Longroad pipeline. Working under the direction of the Sr. Manager, Strategic Partnerships, this role will assist with evaluating sites, advancing real estate and permitting activities, coordinating development due diligence, and supporting cross-functional teams to de-risk projects during and following transaction execution. The role will work across all U.S. power markets, collaborating closely with internal energy development, power markets, engineering, legal, and finance teams, as well as external consultants and partners. Success in this role will be measured by the ability to effectively support data center projects through key development milestones and ultimately achieve commercial operation. This role may be hired at the Associate or Manager level depending on experience.
Key Responsibilities
Data Center Development Support
- Support advancement of data center development activities for projects in the Longroad pipeline of existing energy and datacenter projects as well as acquisition opportunities.
- Assist with site-level evaluation and diligence, including zoning, land use, environmental constraints, access, utilities, and infrastructure readiness
- Support land-related activities, including reviewing purchase agreements, options, leases, easements, title, and survey in coordination with legal and real estate teams
- Help track and advance entitlement and permitting processes, including rezoning, site plan approvals, and local/state permits
Due Diligence & Transaction Support
- Assist in coordinating development-related due diligence during transaction evaluation and execution, including:
- Surveys and title review
- Environmental and geotechnical studies
- Local permitting and entitlement status
- Infrastructure and utility constraints
- Compile and synthesize development inputs for internal investment memos, transaction materials, and leadership updates
- Support integration of acquired or partnered projects into Longroad’s development processes post-close
Cross-Functional Coordination
- Work with internal teams (energy development, power markets, engineering, interconnection, legal, finance, government affairs) to align development activities with transaction timelines and investment objectives
- Coordinate with third-party consultants to support development studies, schedules, and cost estimates
- Assist with tracking project schedules, budgets, risks, and key milestones across multiple data center opportunities
Market & Portfolio Support
- Help maintain an organized pipeline of data center opportunities under evaluation or advancement through Strategic Partnerships
- Support development of internal knowledge, templates, and best practices related to data center site development
- Assist senior team members with market research related to data center development trends, siting requirements, and infrastructure considerations.
Minimum Qualifications
- 3–5 years of experience in real estate development, infrastructure development, or large-scale industrial/commercial projects.
- Demonstrated experience supporting development activities such as site diligence, permitting, land use, or infrastructure coordination.
- Experience working with cross-functional internal teams and external consultants.
- Strong organizational, analytical, and communication skills.
- Proficiency in Microsoft Office (Word, Excel, PowerPoint).
- Ability to manage multiple workstreams simultaneously in a fast-paced environment.
- Willingness to travel 20% as needed across U.S. markets.
- Ability to walk undeveloped land and active project sites.
Preferred Qualifications
- Bachelor’s degree required (real estate, engineering, planning, business, or related field preferred).
- Direct experience with data center development (real estate, infrastructure, or power-related), strongly preferred.
- Experience supporting projects tied to M&A, joint ventures, or strategic partnerships.
- Familiarity with power markets, utility coordination, or power-constrained site development.
- Experience working across multiple jurisdictions and permitting environments.
