The Associate – Development will work as part of the Development Team to execute and oversee the redevelopment and repositioning of institutional-quality neighborhood mixed-use assets across the Western U.S. The Associate will report to the Director – Development and collaborate with the Acquisitions, Leasing, and Asset Management teams to establish the repositioning strategy for each asset and oversee project management for all redevelopment activities from design inception to completion of construction and stabilization. The Associate will also partner closely with the Leasing Team to oversee Tenant coordination including design, buildout, and opening. Duties include:
- Partner with the Investments, Asset Management, and Leasing Teams to execute the redevelopment and repositioning of assets based on the value creation strategies and serve as the owner’s representative from pre-construction through close-out
- Partner with Director – Development to manage the design, entitlements, schedule, and budget of each redevelopment project across a designated, multi-market, region
- Manage the full construction process, including design coordination, entitlements, bidding, contract negotiation, construction administration, and turnover
- Interview, select, contract and manage third party consultants, including but not limited to architects, engineers, and general contractors
- Take direct responsibility for project budgets, schedules, scopes, and execution outcomes
- Identify execution risks early and implement practical mitigation strategies
- Assist with due diligence, budgeting, and determining value creation strategies for assets prior to acquisition
- Create and review tenant work letters, space plans, delivery dates, and other lease exhibits
- Coordinate with tenants to oversee the timely delivery of tenant upfit projects including design review & coordination, scheduling, budgeting, construction and opening
- Estimate project costs and durations based on schematic design information and consultant input for use by the Leasing Team in the tenant negotiations process and Investments team for underwriting and due-diligence
- Manage capital and critical dates for redevelopment, development, and tenant improvements projects for the applicable regions and assist with the associated internal and investor reporting
- Maintain clear and accurate project documentation and reporting for internal and investor stakeholders
- Project Management experience with a demonstrated ability to successfully manage multiple, complex projects at a given time Strong interpersonal and collaboration skills
