We are seeking an experienced project execution professional to serve as the owner’s representative for active redevelopment and construction projects of institutional-quality neighborhood mixed-use assets across the Western U.S. This role is deeply execution oriented and centered on the day-to-day delivery of construction projects with a strong emphasis on cost control, schedule discipline, documentation, and consultant oversight. Success in this role is defined by projects delivered on budget, on schedule, and to scope. The Senior Associate will report to the Senior Director – Development and will own projects from pre-construction through close-out working closely with the acquisitions, leasing, and asset management teams while maintaining clear accountability for execution. The Senior Associate will also oversee tenant coordination including design, buildout, and opening. Duties include: 

  • Partner with the investments, asset management, and leasing teams to execute the redevelopment and repositioning of assets based on value creation strategies and serve as the primary owner’s representative from pre-construction through close-out
  • Take direct responsibility for project budgets, schedules, scopes, and execution outcomes
  • Manage the full construction process, including design coordination, entitlements, bidding, contract negotiation, construction administration, and turnover
  • Interview, select, contract, and manage third party consultants, including but not limited to architects, engineers, and general contractors
  • Enforce cost controls, including:
  • Review and reconciliation of pay applications against contracts and schedules of values
  • Change order review, negotiation, and approval discipline
  • Tracking forecasts vs. approved budgets
  • Identify execution risks early and implement practical mitigation strategies
  • Assist with due diligence, budgeting, and determining value creation strategies for assets prior to acquisition
  • Create and review tenant work letters, space plans, delivery dates, and other lease exhibits
  • Coordinate with tenants and oversee the timely completion of tenant improvement projects, including design review, coordination, construction, and opening
  • Estimate project costs and durations based on schematic design information and consultant input for use by the leasing team in the tenant negotiations process and investments team for underwriting and due diligence
  • Maintain clear and accurate project documentation and reporting for internal and investor stakeholders
Requirements
  • Demonstrated experience executing construction projects
  • Strong judgement and comfort making decisions independently within defined project parameters
  • Detail oriented with high tolerance for repetitive execution tasks (budgets, schedules, contracts, pay apps)
  • Ability to manage multiple active projects simultaneously without sacrificing quality or control
  • Practical knowledge of construction means, methods, and sequencing
  • Experience working directly with architects, contractors, and permitting authorities
  • Strong interpersonal and collaboration skills
  • Critical thinker with exceptional analytical and problem-solving skills
