Summary
The Senior Property Manager is a key team member who provides property management expertise to a multifamily residential and commercial portfolio located in Fort Collins, Loveland, and Steamboat Springs, Colorado. Responsibilities
Senior Property Management responsibilities include, but not limited to:
· Manage the financial performance of the portfolio, including accounts receivable, rent collection and eviction proceedings, as well as preparing budgets, monitoring, and reviewing financial statements and operational analyses, and assisting with investor reporting and communications.
· Prepare and distribute annual Operating Expense Reconciliations for the commercial portfolio, including billing Tenants and collecting all charges due.
· Collaborate with commercial leasing brokerage teams, coordinate lease showings for prospective Tenants, and prepare financial lease analyses.
· Oversee Tenant Improvements Projects and other Capital Improvement Projects, including the procurement of competitive bids and tracking all costs associated with construction.
· Oversee tenant relation efforts, ensuring that problems are resolved efficiently and effectively, and that services are provided in compliance with the policies, procedures, and contractual obligations of the community.
· Inspect the properties regularly to assess and identify needs and opportunities related to the maintenance, repair, replacement, aesthetic appeal and safety, ensuring unit readiness prior to rental as well as compliance with state and local regulations and adherence to warranty requirements. Travel to properties located in Steamboat Springs on a quarterly basis, or more frequently if required.
· Be a key team member who is intricately involved in executing on the vision and strategy of the properties.
· Track tenant and vendor insurance, contracts, retail sales reports, tenant and vendor rosters and synthesizing data into a format that demonstrates the status and performance of tenants, vendors and properties.
· Hands-on with our real estate management software, Yardi and Avid Xchange, including invoice management and expense tracking.
· Coordinate between tenants, Fort Collins home office and field teams to ensure that work orders are prioritized and completed efficiently.
· Rent collection management including Tenant contact, issuing rent statements, assuring billing accuracy, tracking payments, processing late fees, preparing eviction documents.
· Conduct leasing duties, including working with prospective multi-family tenants to explain the benefits of the property, processing applications, lease executions/renewals.
· Facilitate Tenant move-in and move-out procedures.
· Collaborate with the Maintenance Team, maintain preventative maintenance and inspection calendars, property profiles, key schedules, and on-call/emergency procedure guidance.
· Obtain bids and managing contracts for property services and building relationships with vendors and 3rd party service providers.

Knowledgeable of State and Federal Fair Housing and real estate laws and regulations, with 5 years of property management experience. Experience with Yardi Voyager is a plus.

Reports To: VP of Investments
Location: Fort Collins, Colorado
Salary Range
Base salary of $75,000 to $90,000 depending on level of experience, with additional potential compensation in the form of annual bonuses.
