We are seeking a talented Associate, Investments & Development to be responsible for detailed financial analysis and due diligence on project development components, including modeling, market analysis, and tenant analysis. The Associate, Investments & Development also supports the ongoing monitoring of existing developments, tracking performance, and projecting cash flows and equity needs. Associate will work on a range of transactions,including acquisitions, development, operations, recapitalizations, and dispositions.
Although focused on analysis and structuring, you will also gain valuable exposure to MFP’s wide range of property types, tenant profiles, tenant structures, and capitalization structures in the growing intersection of sports and real estate. This position will have significant exposure to MFP’s fast-growing development pipeline and will be responsible for the full set of responsibilities necessary to deliver on successful investment outcomes, from investment execution to exit.
Essential Duties & Responsibilities:
Financial Modeling: Lead modeling to determine constructability, budgeting, schedule, and status for assigned developments, tracking budgets, coordinating closely with leadership and other project team members to ensure critical project execution.
- Underwriting real estate investment opportunities, acquisitions, financings, and development, in both asset and corporate level structures across all property types
- Building and updating complex financial models to analyze new and existing investments
- Creating investment memoranda, supporting investment committee discussions
- Performing confirmatory due diligence for both asset and corporate-level structures
- Track, analyze, and reforecast financial performance, including business plan execution, operating trends, and variance drivers.
- Review and reconcile budgets versus actuals, cash flow forecasts, distribution recommendations, and CapEx schedules and draws.
- Working on ad hoc special projects that support investment processes
Development Contract Management: Manage contract lifecycle (from RFP through completion), conduct document reviews in concert with counsel, negotiate terms with vendors, and ensure compliance. Familiarity with systems like DocuSign is a plus.
- Support all company disciplines (consultants, architecture, construction, leasing, operations, and marketing)
- Managing, reviewing, and coordinating contracts and change orders
- Involves analyzing legal language for an internal risk checklist
- Maintain an organized contract repository
- Maintain project reporting tools for the team, project leadership, and outside parties with an interest in the project (Smartsheet, Autodesk, Rabbet, Yardi, etc.)
Administration: Manage billing servicer, process invoices, handle vendor communications, ensure data accuracy, and use accounting software. Familiarity with systems Rabbet and Yardi is a plus.
- Processing, verifying, and reconciling vendor invoices
- Managing invoice workflows and data entry
- Handling vendor inquiries related to billing with tact and patience
- Auditing files for accuracy (project codes, insurance, bonding, etc)
- Maintaining organized records and documentation
- Assisting with accounts payable (AP) and accounts receivable (AR) tasks
- Taking ownership of process improvement projects for invoicing/AR
- Establish and implement tracking against the approved budget detail
- Complete necessary administrative tasks in a timely manner, such as data aggregation, email, PowerPoint, and project organization
- Bachelor’s degree in Finance, Real Estate, Economics, or related field required. Master’s degree preferred, but not required.
- 2+ years’ professional experience working with an investment firm, private equity firm, or similar organization, focusing on real estate equity or credit and adjacent sectors.
- Advanced Excel and financial modeling skills, proficient in Word and PowerPoint.
- Excellent financial acumen, including budgeting, financial analysis, and forecasting skills.
- In-depth knowledge of real estate investment and development processes, market trends, and industry best practices.
- Ability to manage multiple projects simultaneously while maintaining attention to detail and meeting deadlines.
- Strong leadership and team collaboration skills, with the ability to initiate action with minimal input.
- Effective communication skills, both written and verbal.
- Strong interpersonal skills and the ability to build and maintain relationships with diverse stakeholders.
