Your Position on The Team:


Project Luong is looking for a Real Estate Development Summer Intern. This internship is not about filing papers or grabbing coffee — though none of us are above either. You will be embedded in active projects and exposed to the different parts of development: from first conversation and site evaluation to financing strategy and long-term operations.


Project Luong Development is an architecture-based development platform. That means we think differently. We don’t just analyze deals on spreadsheets — we think about how people move through spaces, how cities fund public projects, how risk is structured, and how destinations are created.


As an intern, you will work alongside our development team in Houston and gain real-world exposure to:


  • Financial modeling and feasibility analysis for mixed-use, hospitality, municipal, and destination projects
  • Market research, competitive positioning, and demographic analysis
  • Tenant Credit Finance (TCF), public-private partnership structures, and alternative community financing strategies
  • Underwriting assumptions including revenue projections, operating expenses, and capital stacks
  • Site selection analysis and highest-and-best-use studies
  • Investment memorandums, pitch decks, and city-facing presentations
  • Coordination between architects, engineers, operators, contractors, and capital partners


You will sit in on real strategy discussions — not simulations. We expect you to contribute ideas, ask questions, and grow quickly.


Throughout the summer, you will receive direct mentorship from our principals and senior leadership, gaining insight into how development decisions are made — from concept to ribbon cutting.


How You’ll Spend Your Summer:


  • Assist in building and refining financial models (Excel-based pro formas, IRR, NPV, sensitivity analyses)
  • Support underwriting of hospitality, civic, and mixed-use developments
  • Conduct market research and prepare executive-level summaries
  • Analyze public finance structures and alternative funding mechanisms
  • Help prepare proposals, LOIs, and RFQ responses
  • Participate in development strategy sessions
  • Engage in firm-wide learning initiatives and team-building events


Requirements

What You Need to Have:


  • Be enrolled in and actively pursuing a bachelor’s or master’s degree in architecture, finance, or related fields from an accredited program. 
  • Excel, Word, and PowerPoint with a strong emphasis on Excel modeling capabilities.
  • Maintain a minimum 3.2 GPA. 
  • Pursuing classes or a certification in Real Estate is a plus but not necessary.
  • Internship experience in Commercial Real Estate a plus but not necessary.

This is a paid, temporary (approx. 12 weeks) summer position with compensation between $14 and $20 per hour, based on current year of school.

Salary Description
