Overview: Atlanta Habitat for Humanity, a nonprofit affordable homeownership affiliate of Habitat for Humanity International, partners with families and neighborhood residents to build homes and revitalize communities. Our service area includes the city of Atlanta and the cities and neighborhoods of South Fulton.
Position Summary: The Senior Homeowner Financial Services Manager supports Atlanta Habitat’s mission of transforming communities through affordable homeownership by overseeing all financial aspects of the home purchase program. This role manages program participant accounts, ensures compliance with financial policies, and provides strategic and operational support to the Finance team, particularly in relation to properties reserved for the home purchase program.
Duties/Responsibilities:
Supervisory
- Supervise the work of the Financial Services Specialist including setting goals, evaluating performance, guiding personal development, and delivering on the job training.
Mortgage Portfolio Management
- Manage the partnership with the mortgage servicing company. Ensure Habitat families are receiving excellent service, accounts are accurate, and the loan company continues to meet Habitat’s needs.
- Complete the transfer of loans to loan servicing company.
- Analyze, document, and report delinquency trends with mortgage holders and make recommendations to achieve better outcomes. Report on negative escrow trends and other cash flow concerns.
- Take the lead on preparing any required loan modifications for homeowners.
- Work with the mortgage loan servicing company to control the foreclosure process. Work with the Legal team to process all foreclosure activity.
- Coordinate loan payoffs with loan servicing company to ensure that account is analyzed, account handled appropriately, equity sharing calculated, and debt cancelled.
- Manage accounts in bankruptcy to comply with related laws and protect Atlanta Habitat’s interest.
- Ensure that homeowner support is offered to successfully manage escrow related activities not covered by the mortgage loan servicing company.
- Chair the monthly Closing and Collection Committee meeting.
- Assist in the eviction, take back, and buy back processes
- Manage the maintenance fund service for homeowners.
Occupancy Fees Management
- Manage the collection and posting of occupancy fees, good faith payments, and HOA fees as well as mortgage payments prior to account transfer to servicer.
- To prepare for program participant closings, conduct audit of account and prepare required information for Sr. Paralegal to prepare closing documents.
- Ensure that individual accounts in Habitrak are accurate and necessary reports can be generated upon request.
- Confirm daily posting activities meet accounting standards.
- Oversee the daily management of the payment portals available to program participants.
- Conduct credit reporting for homebuyer payments.
- Ensure the collaboration with the Homeowner Services Engagement Team if homebuyers miss payments.
- Oversee the Urban Pest Control billing and posting for occupancy fee participants.
- Manage maintenance of and staff access to Habitrak.
Other
- Prepare a monthly managed property report and the quarterly summary for Habitat for Humanity International.
- Participate in the annual audit by preparing reports or answering questions for auditors about homeowner account balances or transaction activity.
- Perform other duties as assigned.
Education/Professional Credentials
- Bachelor’s Degree, preferably in accounting or finance.
Experience
- Minimum of five years of accounting or finance experience, preferably with some mortgage experience.
- Five years or more supervisory/management experience.
- Experience working with consumer credit issues
Skills
- Knowledge of general ledger accounting.
- Requires excellent computer skills with a strong working knowledge of Microsoft Office programs (Word, Excel, Access and Outlook), and Salesforce preferred
- Strong organization and communication skills.
