The Capital Markets & Investment Intern will support the Capital Markets team in underwriting, structuring, and executing debt and equity financings for ground-up and value-add real estate development projects. The intern will gain hands-on exposure to development budgets, construction financing, joint venture equity structures, and project-level financial modeling from concept through execution. This position offers a unique opportunity to learn from key division leaders, be involved in day-to-day operations, attend critical team meetings, and complete assignments aligned with career goals and coursework. Successful candidates may be considered for full-time employment upon completion of the internship. This opportunity is best suited for a junior or senior-level student with a strong interest in pursuing a career in Real Estate Development or Finance. 



 Assist in building and updating development pro-formas, including sources & uses, construction budgets, and cash flow projections.


Support underwriting assumptions related to lease-up, exit cap rates, construction timelines, and cost contingencies. 


Support feasibility analysis by reviewing construction costs, soft costs, and development schedules.


Conduct market research related to rents, absorption, operating expenses, and comparable developments.


Analyze development returns including project IRR, equity multiple, yield on cost, and sensitivity analyses.


Help organize and track due diligence materials for financings, including appraisals, environmental reports, budgets, and schedules, including assisting in responding to lender and investor questions during underwriting and closing processes.


Coordinate internally with Land Development, Construction, Asset Management, Property Management, and Accounting  & Finance Teams.


Complete and present a final project presentation at the conclusion of the internship, highlighting experience gained, project outcomes, and key organizational insights.


Requirements

Valid Driver’s License 


Currently pursuing a bachelor’s or master’s degree in finance, Real Estate, Economics, Accounting, Construction Management, or a related field with an anticipated graduation date of 2026 or 2027.


Strong proficiency in Microsoft Excel; familiarity with PowerPoint
