Description

Floating Maintenance 

  •  Fill in for open maintenance positions within the assigned portfolio.
  •  Performs maintenance tasks such as unit turns and work orders within the assigned portfolio. 
  •  Conducts monthly safety meetings, schedules and performs preventative maintenance, and manages OSHA/SDS safety and reporting requirements.
  •  Maintains grounds and professional appearance of the property.
  •  Assists with the management of vendors such as landscapers, pest control, and other physical asset vendors to ensure quality service for the assigned portfolio.
  •  Maintains an adequate inventory of supplies.
  •  Manages tasks within budget or seeks approval for necessary work that is over budget.
  •  Emergency on-call is required as part of the position.
  •  Performs all reasonable duties as outlined by supervisor.
  •  Strives to exceed residents’ expectations for excellent customer service.
  •  Contributes to a positive team culture and happy resident base.
Requirements
  •  Prior maintenance experience is required, maintenance experience in multi-family property management is strongly preferred
  • High organizational skills
  •  Experience with warranty work
  •  Strong communication skills
  •  High level of attention to detail
  •  Ability to complete punch walks and follow up with construction
  •  REAC and other government physical inspec ons experience preferred.
  •  Great presentation and interaction with clients and residents required
  •  Excellent customer service skills required
  •  Experience with leading and supervising a team preferred
  •  Prior experience working with a budget is strongly preferred
  •  Experience with Yardi preferred
  •  Ability to respond to after-hours emergencies, as needed
  •  Must have a valid driver's license and automobile insurance coverage
